MARKET UPDATE #Chilliwackrealestate Real Estate stats clearly show the effects of the #stayhome event on the industry. Inventory and unit sales have been historically low. Active residential listings numbered just 974 units at the end of May, a decline of 40.6% compared to May 2019 with only 373 new residential listings added in May 2020. This was a decline of 31.8% on a year-over-year basis and was one of the lowest supply of new listings to hit the market in almost two d...ecades. The number of homes sold via the MLS System of the Chilliwack and District Real Estate Board totaled 170 units in May 2020, which was 37.7% lower than May 2019 and the lowest level of sales seen in the month since the early 2000’s. Meanwhile, the average price of homes sold in May 2020 was $551,719, near the historical high point and up 3.2% from May 2019. In the months to come it'll be interesting to see if buyer demand accelerates in Chilliwack and District with Canada’s lowest bank-advertised 5-year fixed rate ever of *1.99% just announced (*restrictions apply). @CMHC sponsored advertising of their dire real estate PREDICTIONS for Canada seem irresponsible. Blanket predictions like this are nonsensical when real estate markets are regional. Chilliwack has its own RE market with lower than average inventory and with interest rates (applicable to the whole country) that are historically low plus I’m hearing from mortgage brokers that they are taking an above average number of applications from Buyers seeking pre-qualification to purch...ase at this time. In general, government bodies need to find a way to stop fear mongering and provide leadership that inspires citizens to move forward with confidence.
