AUGUST MARKET STATS ARE OUT! INCREASING HOUSING SUPPLY IS KEY TO AFFORDABILITY Historically low inventory in the Vancouver Island Real Estate Board (VIREB) area continues to plague potential buyers and hamper sales. Active listings of single-family homes and row/ townhouses are 50 per cent lower than in August 2020, while VIREB’s inventory of condo apartments dropped by 61 per cent year over year... The board-wide benchmark price of a single-family home reached $740,900 in August, up 33 per cent year over year and slightly higher than in July. In the apartment category, the benchmark price hit $390,200 last month, a three per cent increase month over month and up by 27 per cent year over year. JULY MARKET STATS ARE OUT! SLIGHT COOLING LIKELY DUE TO HISTORICALLY LOW INVENTORY Last month, the Vancouver Island Real Estate Board (VIREB) saw sales of 450 single family detached properties compared to 531 in June, a decrease of 15 per cent. In the condo apartment category, sales dropped by seven per cent from June 2021. However, row/townhouse sales rose by 29 per cent from the previous month.... VIREB’s heated housing market continues to impact prices, which continue to increase throughout the board area. The board-wide benchmark price of a single-family home reached $732,700 in July, up 33 per cent year over year and three per cent from June. In the apartment category, the benchmark price was four per cent higher than the previous month and 24 per cent higher year over year, reaching $380,700. JANUARY MARKET STATS ARE OUT! The Vancouver Island Real Estate Board (VIREB) reports that sales of single-family homes in January increased by 66 per cent board-wide from one year ago but were five per cent lower than in December. Last month, 286 single-family detached properties (excluding acreage and waterfront) sold on the MLS System compared to 172 the previous January and 302 in December 2020. In the condo apartment category, sales rose by 46 per cent year over year (63... to 92) but dropped by 26 per cent from the previous month. Row/townhouse sales increased by 75 per cent from January 2020 and 45 per cent from December. Naturally, the robust housing market is impacting prices, which are rising throughout the board area. The benchmark price of a single-family home hit $596,500 in January, a 12 per cent increase from the previous year. The benchmark price of an apartment reached $316,400, an increase of 10 per cent, while the benchmark price of a townhouse rose by 12 per cent year over year, climbing to $459,800. Row/townhouse sales increased by 84 per cent from the previous year but dropped by eight per cent from October... The benchmark price of a single-family home hit $540,300 in November, up by four per cent year over year. The benchmark price of an apartment reached $310,200, an increase of four per cent, while the benchmark price of a townhouse rose by nine per cent year over year, climbing to $441,600. Breaking those numbers down, 524 single-family detached properties (excluding acreage and waterfront) sold in October compared to 342 the previous year, a 53 per cent increase but a decrease of 18 per cent from September. Sales of condo apartments rose by 48 per cent year over year and six per cent month over mont...h. Row/townhouse sales increased by 51 per cent from October 2019 but dipped by 10 per cent from the previous month. The benchmark price of a single-family home hit $536,500 in October, an increase of three per cent year over year and two per cent lower than in September. The year-over-year benchmark price of an apartment rose by three per cent, hitting $304,200 but down by two per cent from the previous month.
