December 2020 was the busiest December on record in Vancouver. 3157 properties sold of all types across Greater Vancouver. Total sales for 2020 finished at 31611, up 23% from 2019 and 26% from 2018. The total number of sales in 2020 was only 6 per cent below the 20-year average pretty incredible considering the market coming to a stand-still in the early months of the pandemic. It was the second highest number of sales for the month of October on record in Greater Vancouver, second only to 3,942 in 2003. Each month it seems that the end of this run gets forecasted but we’ve yet to see that happen. Total sales in Greater Vancouver so far in 2020 are just shy of the total sales in 2019 and have already surpassed total sales in 2018. This is much more than pent up demand from a Covid-19 shutdown in the spring, as our market continues to show evidence ...of strength. Understandably, most detached and semi-detached markets (townhomes and duplexes) are performing better than condos, as buyers continue to rethink high-density living and with many working from home indefinitely, the need to be close to the city centre has lessened. In fact we’re seeing inventory rapidly climb downtown, with prices showing signs of weakening. This is likely temporary, as we move closer to a COVID vaccine, however for anyone contemplating an investment condo close to the city, there are likely going to be some good opportunities over the next 3-6 months..
