The Bank of Canada announced today that it is keeping the overnight rate at 0.25%. It is expected the Bank will keep this target unchanged going into 2023 to help our economic recovery. What this means is that the Canadian economy is in recession with negative GDP growth, inflation is at zero, the Canadian dollar relative to the U.S. is stable, and unemployment is currently resting at 9%, which is an improvement from last month. According to reports, 75% of the almost $200 B...illion of mortgages that were deferred were from Canadians that were still working and took the deferral as a precautionary measure. This gives us good news moving forward as it means any forecasted defaults expected is likely to be avoided this winter. The bubble may be with the hospitality industry workers. SO WE CAN NOT STRESS THIS ENOUGH LETS SUPPORT LOCAL! Order lunch for pick up from your favourite café, or buy dinner in on the weekend. Buy your Christmas gifts from local businesses and when you have a good experience leave (google, Facebook & yelp) reviews to help to send more business their way. Plan that stay-cation at a Bed and Breakfast or small lodge. Plan that day trip and try to stop at ONE local business while on your tour. We need to support local more than ever. These are our friends and neighbours, and we all need to succeed during this time. The next rate-setting day is Wednesday, December 9th. So, if you are facing high debt levels or are struggling. What a fantastic article regarding the mortgage deferral program being offered by lenders. The article goes over concerns that have surfaced around it in regards to your credit score and what to do if you have deferred your mortgage payments. An important note from the article to remember is that reporting errors are common and always have been. It is unrealistic to think that there wont be any errors as a result of the demand for deferred payments. If you have deferred yo...ur mortgage payment take note of the following to protect your credit: 1. Request electronic or written confirmation that the payment is being deferred 2. Ask for the employee number or service reps name that confirmed your deferred payment 3. Write down the day and time you talked to the customer service rep 4. Place all supporting documentation and record keeping in a safe place where you will actually remember where to find it 5. Track both your Equifax and TransUnion credit reports for at least the next few months 6. Just yesterday the Federal Government announced plans to assist homeowners by allowing the deferral of up to six months mortgage payments. To be clear; the government is not waiving payments, simply offering homeowners an option to press pause on the payments for up to six months and let the interest accumulate, to be ...paid down at the end of the current life of the mortgage. If today you had say 22 years left on your total mortgage, and you deferred for 6 months, then technically you would still have 22 years left six months from now. All of the details on qualification for this deferral program are still not yet available, but I wanted to start reaching out to my clients both to check in and say hello, as well as compile a list of people that may want further updates on this program.
