Great to see the recovery in home purchasing activity! The article https://lnkd.in/d5MfJ_j mentions the marginal easiness in the mortgage stress test but there ...an additional reason to that: fixed mortgage rates went down and it happened very fast. In fact, some fixed rates are now lower than variable rates which is abnormal. And probably the situation will correct itself soon. Of course, for the real estate investors the fixed mortgage is often not the best option due to high penalties so do your homework - low rate is not the only parameter you need to look at when considering a mortgage product. As expected, on September 04 Bank of Canada maintained its overnight rate. Here is what they stated in the official press release in relation to real estate: H...ousing activity has regained strength more quickly than expected as resales and housing starts catch up to underlying demand, supported by lower mortgage rates. This could add to already-high household debt levels, although mortgage underwriting rules should help to contain the buildup of vulnerabilities. Low mortgage fixed rates environment definitely helped the housing market recovery, let's see if the trend will continue for the remaining of 2019. A word of caution to those planning to buy a pre-construction condo and to assign the purchase to another buyer prior to the closing. The prices in Toronto are ...getting higher and with every increase there will be less and less people capable of taking over the purchase. While the overall housing pricing went down in Canada, some markets remain quite hot. It is encouraging to see that some cities in Ontario are doing well. Some... points to keep in mind however: - One month data is never enough; - Last year we were dealing with new mortgage qualification rules and many deals did not go through; - Most people do not buy houses in winter and the sales could depend on how cold it is out there (and January 2018 was brutal). After last year announcement by Zillow, another technology based brokerage is coming to Canada - Redfin is launching soon! It is great news (well, maybe not so ...much for realtors) and the Canadians will have an access to the tools people in USA have been using for years. I personally started to use Zillow in 2010, we posted our first rental property in Florida on this website. A word of caution though - both Zillow and Redfin use technology to assess the property values and their assessments could be off mark. For example, here is an assessment of one of my properties in US Midwest: Zillow $99,655, Redfin $28,063... I believe the true value is around $80,000. For sure not $28,000 :-). So at least for now I would still use a human to assess... Putting that aside, the real estate industry is changing and will never be the same - exciting times! Great news for Canadians - 5 year fixed mortgage rates decreasing (at least for now). Not many real estate transactions are happening these days and probably th...e banks are trying to ease on consumers and to help them purchasing real estate. Let's wait and see what impact this reduction will have on the market. If you are a real estate investor however, please remember that flexibility is often more important than just the rate - fixed mortgages typically come with heavier penalties for mortgage discharge prior the end of the term. In many cases variable mortgage or even Home Equity Line of Credit will be a better borrowing solution. Every situation is different so it is always better to consult with the mortgage professional. Interest rates are going up in across the board but the GTA real estate market is still recovering from the downfall of 2017. Another rate increase might furthe...r impact its recovery process.
