CMHC is reducing their Gross/Total Debt Servicing (GDS/TDS) ratios to 35/42, effective July 1st, 2020. What does this meme, oops, mean? If you are putting 20% or more down on a home, then nothing. If you are putting less than 20%, then this means you will qualify for less. How much less?... Here’s the math: Household income: $100,000/yr Currently - you can shop for a $510,000 home with 5% down As of July 1st you’ll be shopping in the $455,000 range That’s $55,000 less! I had the pleasure of speaking with Nick Borisavljevic about what is happening in the market and what investors can do. There are some great take aways and there's a bit of a freeze near the end but there's a great quote after the freeze. Here's a quick summary of our chat: What comfort can investors take regarding the market? 1. There appears to be a high degree of pessimism already in the market at these levels... 2. The health of the economy entering this unique situation won't prevent the significant "social distancing" driven recession, but will play a key role in fostering its rebound as the virus runs its course 3. Diversified portfolios aren’t mirroring the stock market decline What are some key ways to successfully navigate through pullbacks in the market? 1. Avoid the temptation to panic - This pullback, just like those before it, won’t last forever. You’ll want to be invested when the rebound takes shape. 2. Measure your progress against your goals, not the peak value of your portfolio or short-term fluctuations - If your goals haven’t changed, your strategy to achieve them shouldn’t either. 3. Put time on your side - You’re investing for the long term, so use that to your advantage. 4. Leverage the power of diversification - A balanced portfolio of 65% stocks and 35% bonds has held up better, dipping considerably less than the Dow. 5. Lean in to volatility - History shows the best times to be opportunistic are when it feels toughest to do so.
