Thank you for your trust in my advice and supporting my business in 2020! I look forward to a great 2021 and working with my valued clients to get them great mortgage offers and ensure they are getting the right financial advice! Wishing you all a healthy and happy new year!
2020 certainly has been a weird, interesting, different and a challenging year. For those who spend lots of time on video meetings or calls this year, you have heard or said all too often, "Can you hear me" or "Can you see me?"...of course, Christmas may also not be the same as other years for you and your family. On behalf of myself, my family and my team, I want to wish you and your family a safe, healthy and wonderful holiday season....however that may look this year for you this season. Wishing you all the best in 2021!
I’m sure this is not surprising but here you go :)

Do you know how your mortgage penalty is calculated? Yes of course getting the best rate is always nice but are you getting the best mortgage offer? It’s important to look at all the factors when selecting a mortgage and that is what we do for our clients! https://toronto.ctvnews.ca//american-who-sold-home-in-toro

Stay safe and have a happy Halloween!
Saw this from a colleague and couldnt help but share. Its VERY common for people to apply for mortgages and not take into account the weight that their car loan carries. For example, someone making 60k annually and 5 percent down can easily afford a 240k home with little/no debt (2700 on a credit card) ... However , that same person with a 500 dollar a month car loan CANNOT. Car loans bog clients down a substantial amount. So the question is , is that brand new car worth it?

Even though CMHC made some changes, the other two mortgage insurers have not followed suit. Great news! http://investor.genworthmicanada.ca//Genwort/default.aspx
Here is the important part of yesterdays CMHC announcement. Though these are not ideal and will change a clients pre-approval, I am very glad they did not yet pursue the original thought of increasing the down payment requirement to 10% as a minimum. Want to know how this affects your mortgage pre-approval? Give us a call today! Yesterday afternoon, CMHC announced changes to its mortgage insurance underwriting and acceptance criteria.... Effective July 1, the following changes will apply for new applications for homeowner transactional and portfolio mortgage insurance: The maximum gross debt service (GDS) ratio drops from 39 to 35 The maximum total debt service (TDS) ratio drops from 44 to 42 The minimum credit score rises from 600 to 680 for at least one borrower Non-traditional sources of downpayment that increase indebtedness will no longer be treated as equity for insurance purposes
If you are a first time home buyer or looking for a CMHC insured mortgage in the near future, there are some big underwriting changes starting July 1st! Check it out and contact us for more details! https://www.newswire.ca//protecting-the-economic-futures-o
