Water management is so important. The neighbors downspout that collects about 2/3s of the water is near this spot and with negative grading towards the home this is the result.

If you haven't put those downspouts down it is definitely time to do so. Snow melt from the roof and now rain need to be diverted away from the home. This house has an overfilled and frozen rain barrel. Water is spilling over and causing an ice rink by the side gate to the back yard. If you utilize a rain barrel it is best to have a diverter downspout while the freezing temperatures remain as the water will just freeze in the barrel and can even break it.
Not sure what they were thinking with this one!? The water line is protected with an internal shut off valve but there is no way to drain the water in the line on the outside. The majority of the line was obstructed but if it is not already leaking I bet it will.

Just finished InterNACHI's course for Covid-19 safety guidelines. In these uncertain times it is best to stay informed on what you can do to help reduce the spread of this highly contagious virus. I recommend for now that you stay home while I inspect the home. The inspection reports are very thorough with ample pictures and descriptions. We can do a facetime walkthrough, phone call or whatever you need to ensure you are up to speed with the home you are purchasing.... Stay safe everyone!
Had a really bad squealing noise at my front wheel. Had to pull the tire off and found this little rock stuck against the rotor. Easy fix but thought it was allot worse. #phew #stupidrock

This may seem like an innocent little screw but when used to fasten the cover for the electrical panel it can be hazardous. The pointed end can puncture wire insulation and electrify the panel box, becoming a shock or electrocution hazard. These screws should be replaced with approved, flat-tipped screws.

If you have a high efficiency furnace with the exhaust pipes out the side of your home, you should be checking them daily in the winter for ice build up. Simply knock the ice off and check inside the pipes for build up. If these pipes clog with ice then eventually your furnace will stop working and may even cause damage.
With the temperatures as low as they are right now it is a good time to check your sump pump to make sure it is functioning. A frozen drain line can not only damage your pump but can lead to a flood in your home. Older homes in the Edmonton area will sometimes utilize a drain line that goes to the swale between you and your neighbors homes. This drain line should be removed in the winter and a splash block placed to direct the water away from the home.... Newer homes are now directing the water to the storm drains. If this is the case in your home you should have an elbow or some other way for the water to escape incase the line freezes. Every sump pit should also have an alarm set up incase the pump fails. The alarm can trigger your phone or make a loud noise, either way it lets you know something isn't working. If you dont know what to look for let me know and I can try and help you out!
