BUYING IN 2021 - HERE'S WHAT'S CHANGING: It's safe to say that 2020 brought about quite a few changes in the real estate world but a lot of them are pretty great! Here are a few things that have changed home buying that you can expect to see if starting your home search in 2021! The features buyers are looking for: With the transition to virtual classrooms, work from home jobs drastically increasing and more time spent at home overall, buyers wishlists have shifted to some ...pretty specific home features. If you're starting your home search this year, these may be features you want to consider for resale (depending on how long you plan to live in your home). Some of those features include, dedicated home office space, multi purpose kitchens and mud rooms, smart home tech and an emphasis on making the most of the outdoor space! Being prepared in advance - not only did Covid change the real estate market but so did the low inventory levels we experienced last year. Knowing your budget and being able to make moves very confidently is going to continue to be KEY to buying a home this year. That means meeting with a Real Estate Agent before you're ready to start your actual home search, getting pre-approved before even looking at homes online and understanding the ins and outs of a competitive market. Buyer Consults: The good news about being prepared for your home search well in advance is that I am now offering real estate consults virtually (over Zoom). I can get you set up for success and answer all of your questions in just a 45 minute Zoom call! Hey Burlington, here is your monthly Market on Tap Report for Decemeber 2020. What we can initially see is that the market has slowed from last month of the year, which for the most part is not on common as the cold weather starts to hit and we get closer to the holidays as well as Burlington moving to Red Zone mid November. The activity for single family properties was slower, and this is most likely because fewer sellers chose to list their homes during this time. We ...can also see that towns and apartments are still quite active, but their average price did not increase as much as single family properties, and so this could indicate that single family properties are still much more in demand. An extremely low number of active listings at the end of each month is continuing to drive average prices higher. Keep in mind these are "averages." Your home's value has changed and it could be higher lower than the average. It's best to connect with a local real estate professional (aka ME!) to discuss how your home's value compares to the averages.
