This 1950's inspired kitchen is almost complete. It's a great example of a budget renovation. The cabinets stayed in their original location, with new paint and hardware. We added a subway tile backsplash, a new sink, and a fresh coat of paint. The floor is a vinyl roll, and the countertops are laminate. This kitchen got a refresh without a teardown. What do you think?

How CUTE is our first office shed and our happy client! This is a shed renovation where we took an existing shed and updated it. We added electrical, insulation, new walls and a rubber mat floor - and it doubles as a gym! We love it.

Building a new home is exciting! You have land, and now you are ready to do something with it! Here are some quick thoughts to get you started on how to prepare financially for it. *Please note this is a general guide and not final numbers. Each project and land parcel are different. Getting Started: Before any building can go up, you are going to need services and permits. When we talk about getting your lot serviced we are referring to; power, water, septic, posts or bloc...ks (what are you going to put your new home on), road access and driveways. Plan for $30,000 - $60,000 - For services in cash. These costs can run you anywhere from $30,000-$60,000 and up and is entirely dependant on your land and your project. NOTE - If you are looking to put your new home on something other than posts or blocks, the price of the house or the land prep goes way up. These numbers are for posts or blocks only. You will need to work with your contractor to get firm estimates. It's also important to know many of these services require payment upon completion, so expect to pay for most of the land development in cash. The good news is you can usually build these costs into your financing so you might get some of it back that way. Building Payment Schedule When building a new home or cottage, it is possible to finance the purchase, but expect to have lots of liquid cash to keep the project going as the bank's schedule might be different than your builders. Typical Financing Options: Cash Line of Credit Draw Mortgage Usually, you can roll in your land development costs (that $30 - $60K) to your financing; however, as mentioned above, your sub-contractors will require payment upon completion of their project. A draw mortgage usually starts at 33% of completion, meaning your bank will not release funds to your builder until there are walls and a closed roof on your new build. This means you will need to finance this in a different way for your building as a bridge. Here is an example of a recent project payment schedule we completed. This is for little custom houses built onsite and on posts for a customer. Remember, the land prep costs are COMPLETELY dependant on the individual plot of land and will change with every project. The cost of this custom house was: $93,767.00 + HST Feeling overwhelmed? It's a lot of information, but we are here to help. Hey Friends! I thought I would share some tips and most frequently asked questions from our clients to help answer questions on what to expect when building a new home, or placing a little house on land. Here are 6 Steps to help new landowners start the process of building their new home or cottage. It can be a little overwhelming to realize it's not as easy as just picking out a building plan and going for it. But don't worry, the process can be less painful when you have... some support. Here are a few things to consider and help get you started. 1. Patience. It's a learning curve, and it takes time, more time then you want. So be patient and build good relationships with contractors and service workers. 2. Engage a contractor. At first, the additional cost of a contractor can seem unnecessary, but they come with lots of benefits. The right contractor will walk you through the process, make sure you don't miss any steps, keep your project on time, and help you find tradespeople who will show up on time to your project. They have the relationships established to help keep your project moving. 3. Act Fast, then sit back and wait. When it comes to permits and land tests, get your applications in ASAP. Often, these processes can drag on, so do your part quickly to keep the process moving. 4.Have cash on hand. Even if you are financing your land development as part of a mortgage, you will have payments that come faster than your bank's schedule. Its best to plan to have cash available to keep the project moving, and you will get it back from your financing down the road. 5.Do your research. Find out as much as you can before you engage your contractor. Use this checklist below before talking to your builder; this will help speed things up as the landowner can only take some steps. 6.Know your PID Number - all of your services will need this. Land Service Requirements that can only be completed by the landowner and should be expected to serve with cash, not financing. 1It's a good idea to know these before you talk to your contractor, as these will be the first questions. 1.Septic: Have you had a PERK Test completed? 2.Have you contracted your local electrical company - are you going with an underground wire or posts? Do you have temporary services completed? 3.Water - will you be connected to city water, or do you need a well? 4.Road Access - if you do not have a driveway, you will need to contact the province and apply for this.
