And just like that... 2 days on market we were c/s ... 16 days were SOLD! So many congrats to my wonderful sellers! I called them them this morning with good and "bad" news. I said to them "Which do you want first?..." "Bad news... YOU'RE MOVING TO (confidential), Good News, Your house Sold! CONGRATS!!!!" I guess the bad news was only bad for me.... HAHA! I couldn't be more excited for these beautiful people! They started as clients and became friends! Onto the next Adventure...! Good Morning Beautiful People! 2021 is going to bring a lot more activity, updates and education on this page. Starting with your weekly Monday Market Update :) I will do one post solely for the City of Calgary and a second post for the Surrounding Areas. Bench Mark Prices:... All around benchmark prices remain steady. We're seeing an increase in the Detached category due to the lack of inventory. YAY! The decrease in Attached and Apartment remains the same as last week. Sales are up 45.8% . The first two weeks of January have seen a continuation of strong sales activity, here in Calgary. This directly translates to an early spring market! We have seen an increase in inventory across the board. Which is to be expected- however not enough to push us out of the balanced market we are seeing in the Detached and Attached category. IMPORTANT HOME OWNER EDUCATION READ: I'm not really one to read the main stream media anymore... but this article was brought to my attention through one of the... forums I am apart of, and I felt it NECESSARY to address. As a realtor, one of the most important roles we hold is as educators on all things real estate. When articles come out like this, it is incredibly frustrating to our industry as there is a lot of misleading information presented. (aka Fake News HAHAHA - hopefully you get my humour....) Tax assessment season is upon us. If you haven't already, you will be receiving letters in the mail from your municipality giving you a "valued" number of what your home is "worth". Please for all that is good and holy, DO NOT GET STRESSED ABOUT THIS NUMBER! Let's chat about why and what this number is. Tax Assessments are numbers provided to households within the city that provide an ESTIMATE of what your home is worth. This estimate is then used to figure how much you owe in PROPERTY TAXES. Everyone thinks that they want this number to be HIGHER... but indeed that is FALSE. The lower the number the less you pay. An assessment is NOT the market value of your property. LOL. The city doesn't have enough man power or time to go and visit 500,000 households like they said that they assessed in this article. LOL! There is so much that goes into assessing a property for its MARKET VALUE. The city only looks at the overall of the community and bases their numbers on this. The City does not have time to see that you updated your roof, your windows, painted (best ROI when selling). They don't know you updated your appliances. This is all stuff that brings value to your property, and may not necessarily decrease the value of your BIGGEST Investment. If you are curious as to the ACTUAL market value of your property, I would be MORE than happy to sit down with you and provide this information. I happily provide annual Home Investment Reviews for all my clients as a means of adding value. The more educated the buyer/seller is, the more empowered you are when it comes time to buy or sell. As well, another benefit to an annual home investment review is being able to see where it ACTUALLY is, and can help you with pleading your case to your local government if your taxes should indeed be lower ;) If you have any questions, PLEASE REACH OUT!
