With Ontario declaring a State of Emergency, it is important to stay up-to-date with the ever changing restrictions and measures to take. On Thursday, January 14, 2021 at 12:01am a stay-at-home order will take effect. This means you are required to stay at home except for essentials, which include going to the grocery store, the pharmacy, health care services, exercise, and for work if it is essential. Real estate is an essential service, so buying and selling is still permi...tted. However it should be noted that in person business should be done as minimally as possible. Open houses are still prohibited as well. So what changes are there for real estate with the State of Emergency? 1. Short term rentals for recreational purposes are halted as of January 12, 2021. However if a booking was made prior to January 12, it is still permitted. 2. Any renovations that have not started are not permitted to. Again, renovations started before January 12 are allowed to continue. This is a difficult and frustrating time for all of us. Everyone is just trying to maneuver their way through life the best they can with the situation we’ve been dealt. I hope you all stay safe and try to remember, this too shall pass. Stay warm. FUN FACT: Compared to this time last year, the average home sale price is up 24.14% BUT Compared to October, the average sale price has actually dropped from $428,276 to $420,007!... This drop could be in part because for the first time in quite some time, the lower end of the market outpaced the upper end of the market! Last month, 312 homes sold for under $400,000 and only 253 homes sold for over $400,000 This is the second month in a row that the upper end has shown that it is slowing down, however this could just be effects of the seasonal change, as winter months usually bring a slower market!
