CMHC changes are coming July 1st 2020. What does this mean to you? I'm sure most people have heard about the new mortgage changes. If so, you've likely heard that the maximum total debt service ratios will be lowered from 44 to 42. Gross debt service ratio drops from 39 to 35. ... Here is what's actually happening. Prior to January 1st 2018 if you earned $100k income this used to qualify you for a $750k mortgage. Currently $100k income qualifies one for a $500k mortgage. Now effective July 1st 2020 when the new rules are in place, $100k income will be cut back to qualify one for a $440k mortgage (less $60k or approximately 12%). In addition, the new rules require at least one applicants credit score to be 680 or above, which is up from the previous minimum of 600. This is very disappointing news and it will severely impact the lower income first time home buyers that are planning to put a down payment between 5% - 19.99%. For those individuals not familiar with CMHC, they are 1 of 3 insurers. The other 2 are Genworth and Canada Guarentee. As of now only CMHC has officially announced the new changes however I expect the others to follow suit early next week. If you are in this "bracket of buyers" then you may want to go out and purchase something prior to July 1, 2020 so this doesn't effect you. But keep in mind that there are a lot of buyers in this bracket. I predict that home prices will jump higher this coming month as there will be a lot of rush buyers hitting the market hard and everyone will be bidding on a limited supply of inventory due to Covid 19.
