Housing Market COVID Impact Everyone’s asking us the same question these days: How’s COVID-19 going to affect the housing market?... While it’s still early and impossible to know for sure, we’re happy to share what we’re observing and predicting. It’s helpful to backup and look at the big picture before COVID began 2019 was a very soft year in the Greater Vancouver market and the spring/summer was especially weak. By mid-fall we witnessed an uptick and felt optimistic that we’d put in a ‘bottom’. We were hopeful the 2020 spring market would show year over year improvement and increased sales activity. We personally always have mixed feelings about rapid price acceleration as it doesn’t benefit everyone but we do like to see stable, long-term growth. COVID certainly threw a wrench in the spring market and activity pretty much grinded to a halt end of March. By mid-April there were a few buyers coming out of the woodwork in the lower end of the market and by late April we noticed a definite increase in activity overall. As restrictions ease and consumer confidence improve we expect to see some pent-up demand present itself. However the biggest risk and challenge long-term is much harder to quantify and predict. How many small businesses will suffer or close? How many jobs are permanently lost? What kind of liquidity will the banks be left with? Will stimulus money spark inflation? Will the Canadian dollar drop significantly? And maybe the most pertinent question for the luxury market in Vancouver- will money from China flow over here? In summary: expect a tug-of-war with the supply/demand and economic factors that may not be clear for many months to come. Our instinct tells us the lower end of the market will be resilient and the higher end vulnerable (as was the case in 2019). So to List or not to List? It really depends on your personal motivations, goals and what you are selling. Inventory is at record lows and we expect that to change rapidly as listings come on through the summer/fall. 2 of our sales in late April had multiple offers 1 got full price and the other over-asking!
