4 THINGS YOU SHOULD KNOW before applying pre-approved for a mortgage or any type of loan. A lender will look at your personal information in detail such as your credit score, income, assets, and liabilities to determine how much you can borrow 1 OBTAIN YOUR CREDIT REPORT - you can get it from one of the major credit bureaus is Equifax or Transunion. Equifax is used by most lenders. Once you get your report, you need to make sure that there are no errors and double-check t...hat there are no accounts that are not yours or accounts opened, which would signal to possible identity theft. 2 IMPROVE YOUR CREDIT SCORE your credit score is important; most lenders will use this data to determine your creditworthiness and they would consider 620 to 650 to be the minimum to meet certain criteria. However, the higher your score is better your loan will be approved. You can improve your credit score is by making all your debt payments on time and in full, so it’s best to keep your debt as low as possible and try NOT to make any major purchases on credit or apply for new credit cards for at least six months before applying pre-approval mortgage or any type of loans. 3 CALCULATE how much you can afford based on your income you can use ratehub.ca to estimate how much you can afford to buy based on the debt-to-income ratio. You will also need to consider how much of a down payment you can contribute. If you put less than 20% down payment on your home, you’ll be required to pay CMHC mortgage insurance. 4 GET YOUR PAPERWORK TOGETHER and gather all the required documentation that a lender needs. You’ll need to prove to the lender your tax return for the last two years, pay stubs, bank accounts, assets, and liabilities. BUYING your dream home takes time, it requires patience and planning. Here is my advice to help and make the process easier and smoother and you will be pleased with your purchase: 1. #Budget The very first thing is to get your pre-approved mortgage so you have an idea how much you can afford for a home, and how much you want to spend. There are additional costs such as Land transfer tax, Appraisal fee, legal fees, realtor fees, a high-ratio mortgage insurance premium, m...ortgage broker’s fee, and unused portion of any prepaid property taxes or utility bills. 2. #Location - where you live is one of the key factors on the value of your home; consider other factors such as commute to work, schools, communities, and malls. 3. #Type of home you should consider whether a single-family, detached home or a condominium. You must choose the type of home best meets your budget and your desired lifestyle. Depending on the features of your home, I can also point you to certain areas in the neighborhood to find you a home that has a private backyard, an attached garage, or a fireplace, a short commute to work. 4. #Searching for a home I will use the MLS (Multiple Listing Service) System or other tools to find properties that best match your location and budget. Once you see a the property you like you need to have a professional inspector to help identify if there are issues with the roof, foundation, plumbing, etc. 5. #Making an offer I will do the CMA to determine the market value. I will put together an offer and negotiate the best price possible. The offer will include, purchase price, deposit, irrevocability (expiration of the offer), a closing date, and conditions are: 1. financing, 2. A home inspection, 3. title search, 4. survey, and 5. inclusion and exclusion of any appliances. 6. #Acceptance of an offer Be sure that you fully understand all the terms and conditions of the offer before signing. Real estate is a little bit more solid than any other markets. As a Realtor, I cannot solve the economy’s problems. However, we have to look at the negative situation, and the positive situation as an OPPORTUNITY during this Covid 19 Pandemic. In 2017, the Government introduced the StressTest. In 2018, New mortgage rules introduced require that all Home Buyers to pass a mortgage Sress Test if you make a down payment of 20% or more. In 2019, changes to the Stress Test include... lowering the qualifying rate, and eliminated the need for borrowers to be re-tesed when switching lenders. The 5 year posted rates were high is one reason for people they wanted to buy they could not qualify under the NEW rules. In 2020, due to the Covid-19 Pandemic, the Government offers many benefits for Buyers, because of low mortgage rates, and as a result, Buyers are able to buy and qualify for a loan, or even easier for them to qualify for Mortgages. Due to Covid 19 pandemic, we are all experienced the negative impacts. The great news is the government has lower the interest rates to help reduce your debts. You'll see a huge decrease on both mortgage and on a line of credit, as you'll see $200.00 decrease by 0.50% these really significant number. In the last few months, the housing market was doing very well until we got hit with this disease. My advice is if you are looking to buy now - take advantage of the low interest... rates - do not wait while it shows less supply on the market and less competition and you have more negotiating power. For sellers, depending on your current circumstances - whether you are going to list now or in the future it is totally up to you - the choice is always yours - and it will get sold anyway because less buyers on the market.
