UPDATE FOR THE WEEK ENDING DECEMBER 18TH, 2020 The Holiday Season is upon us, and we have almost made it to the end of one of the most challenging years any of us can remember. When we felt we could control so little, we at least needed to control our space. Our homes have become our refuges, as we spend more time there. We’ve adapted our homes to be our offices and our schools, our restaurants and retreats. We’ve started to think more deeply about what home means and how to ...create it. After briefly being put on hold during the outbreak this spring, Canada’s housing market has seen record-breaking growth since the summer. Record-low interest rates and strong demand for more spacious accommodation are pushing prices and sales to near record highs. It will be a photo finish, but it’s looking like 2020 will be a record year for home sales in Canada. And, as we look forward to the new year, 2021 looks like it could be shaping up to be another unprecedented year, based on new housing market predictions. The strength of demand, particularly for larger single-family homes, will drive the average price higher as buyers compete for the most desirable properties. Have we ever been more primed to say so long to one year and welcome in a new one? Although things are still far from perfect, we’re feeling a renewed sense of hope for the future with the turning of the calendar page and looking forward to setting the reset button on life. It will be a holiday season unlike any we have known before, but it is still a time to celebrate those we cherish, even if it’s not how we did it last year. If there are any positive takeaways, it’s having time to pause and feel gratitude, as well as having a deeper appreciation for home, our greatest place of comfort. UPDATE FOR THE WEEK ENDING DECEMBER 11TH, 2020 November brought a sense of urgency to the Toronto real estate market, where Covid has people buying and selling homes for completely different reasons than before the pandemic. Data from the Toronto Regional Real Estate Board showed that November home sales in the Greater Toronto Area were up 24.3% compared with last year, as demand for single-family homes continued to surge ahead of condos. There were 8,766 homes sold in Novemb...er up from 7,054 in November 2019. The average sale price is $955,615, up 13.3% from $843,307 a year earlier. 11,545 homes were listed for sale in November, up from 8,651 in November of last year, as the market catches up from spring’s slowdown. While detached home prices rose to an average of $1,202,281, up 15.2% from November 2019, average condo prices fell 2% to $605,863. The number of condos that hit the market this November was almost double that of November of last year. There has been a total of 150,913 listings in the Toronto area so far this year, compared with 149,241 at this time last year. But regardless, our inventory is still low. The search for more living space continues to take buyers to the suburbs and beyond. In the suburban areas, we are still seeing bidding wars. It’s highly competitive and properties are not sitting long. Several Canadian economists recently surveyed believe that record low interest rates have been keeping buyers interested and prices high in Canadian real estate. With low inventory and growing demand, they expect that housing values in Canada’s largest markets could see a 5% increase in 2021. The conclusion is that home and work will become entwined more intimately in the future and that living space needs to be reviewed to accommodate such a future. September and October are peak migration months, and we are right in the thick of it! Two thirds of songbirds migrate at night, and light pollution from outdoo...r (and sometimes indoor) lights can cause them to become confused and fly of course or collide with buildings and other man-made structures. Turning your outdoor lights off at night is a simple and effective way to help protect the birds while they make their way to their wintering grounds. Indoor lights can also cause issues when visible through a window, but can easily be avoided by closing curtains or blinds at night. If completely turning out the lights at night is not an option, try to use bulbs that have warmer tones, and are shielded or motion-sensored. Migratory birds need all the help they can get during this stressful time of year, so be sure to do your part by turning out the lights! See more

MARKET UPDATE FOR THE WEEK ENDING SEPTEMBER 18TH, 2020 Condominium prices, rents and sales have taken a substantial hit from COVID-19, much more so than other housing types, leading many to wonder if condos will recover from the pandemic. For the moment, the news isn’t good. For example, second-quarter condominium sales in the GTA were 51% lower than the year before, according to the Toronto Regional Real Estate Board (TRREB). New condo listings slipped by 22 % compared to ...the same quarter in 2019. Nevertheless, average condo prices modestly increased year over year, up 8.7% in August compared to the same time last year. New condominium sales were hit even harder, with the number of pre-sale condominiums in the second quarter dropping 85 per cent to 1,176 units, from 11,415 units a year earlier, according to market research firm Urbanation. Despite the declining demand for pre-sale condos, construction of new condominiums remained unaffected. Urbanation reported a record 78,212 condominiums were under construction in the second quarter, suggesting the lockdown did not impact the construction industry. The pandemic has also hit the rental housing stock, causing rents to decline and vacancy rates to rise. TRREB reported that rents have declined by 5% in the second quarter compared to the year before. The decline was more noticeable in centrally located waterfront communities in Toronto. During the same period, condo rental listings jumped by 42%. The drop in immigration as a result of the pandemic, combined with university and college students staying with their parents because of online course offerings have further hurt the demand for condominiums. The current economic and demographic realities certainly do not favour condominiums, but these developments are mostly temporary. Household debt levels are apparently in decline and interest rates are, and will likely remain, low. Hopefully with a vaccine in hand next year, immigration will resume again. To be sure, COVID-19 is just one of a series of short-term hits on the condo market that has taken some of the shine off the towers, but some argue the long-term demographic trends and economic recovery in 2021 will likely see condo sales and prices soaring again. I am a veteran. I volunteered for military service during wartime. So did my father. His generation saved the world from fascism. In our travels, my wife Lorrie... and I have always made it a point to visit military bases, hospitals and cemeteries, to meet and honor those who serve and have served our nation. I have long known that serving a cause greater than oneself is the highest calling, whether in the military or in civilian life. And I have always tried to be a voice of reason and to speak in a measured way. But this situation calls for a much more direct approach. It is time to call out egregious behavior for what it is. For the first time in American history, a president has repeatedly shown utter and vulgar contempt and disrespect for those who have served and died serving our country. While I am not surprised, I am disgusted by the current occupant of the Oval Office. He has repeatedly and consistently shown himself to be completely unfit for and to have no respect for the office he holds. He took an oath of office that is similar to the one that each person takes who enters the U.S. Military. But he has completely failed to uphold his oath. Now we know why. He has admitted that he cannot comprehend the concept of service above self. He cannot understand selflessness because he is selfish. He cannot conceive of courage because he is a coward. He cannot feel duty because he is disloyal.
