Have you seen central air installed? (See pictures). As a realtor I tell clients that a resale versus buying new gets you so much more that is finished with a home. Ok, Living it. I've done many Reno's but this is my first experience buying new. There is this new level of the 1st 6 months (or maybe it's a year or 2 ) of other things you need to get or manage...... I'm having a central air conditioner & humidifier installed... I didn't realize so much drilling, installing. New electrical, hole in side of house and holes on furnace.. big job ! New homes require a number of things done... (Respect to all those who have gone through the process !) I'm learning a lot! When over the period of a few hours, there are 3 or 4 guys dismantling, drilling, installing... site managing any process during a build & upgrades is crucial to prevent problems. It's crazy how many communication things come up. (That's life.. pretty normal). Since I've moved in, I survived & managed electrical updates, moving my laundry tub, installing laundry cabinets, upgrading the kitchen, (backsplash, fan, faucet, lighting), house lighting, window blinds, water softener system, garage door opener (my fav addition)! Did you know the new ones are belt driven and SO quiet and smooth. 4-5 hr install job but so worth it) and the list goes on. Adding also the builder fixups (& I am truly grateful this builder doesn't shy away from fixing anything! ) That's life and it's all good ! (Today ...loud and exciting). And I will be cool this summer (story from 2 years ago. Where has the last year gone ).

Craziest thing happened: a client of mine wanted to invest in Bitcoin. The bank loaned him $320,000 of his $400,000 purchase; he just had to come up with the $80,000, and then he owned $400,000 worth of Bitcoin! Can you believe they loaned him the money at 3.5% interest?! Crazy! His monthly payment on that loan with fees was about $1600, but then he rented the Bitcoin out to people for $2,400/mo, and made $800 each month and still got to keep his Bitcoin!! Even though he didn...'t own it free and clear, he was still able to charge other people to use his Bitcoin every month! At tax time, he was able to write off any interest he paid on his taxes, and depreciate his asset on his taxes to wipe out any gains, and he even got a 100% guarantee that there will be a demand for his asset as long as he owns it!! Can you believe that; an asset that goes up in value AND that allows you to cashflow while you hold it?? Oh wait, I misunderstood his story. That wasn't Bitcoin, it was Real Estate...
