the only thing I want to correct here is, when you are 'pre approved' you still should make your offer 'subject to final financing approval'. The lender never looks at supporting documents (ie. income and down payment) until there is an accepted offer (although there may be an exception here if you make a special request and, have a nice underwriter). Also, the property has to be approved by the lender. Its very rare that we can give the OK for financing before there is an accepted offer.....

Anyone wondering why rates have gone up despite the news telling us the Bank of Canada has lowered the overnight lending rate?
fellow clients: please read this so you can make an informed decision regarding whether to defer mortgage payments or refinance. Its completely disgusting when some people take advantage of others in times of crisis but that is the world we live in and we need to be aware: Deferred payment program - Some Realtors are getting conflicting info from brokers. Some brokers are advertising that deferred payment history WILL affect credit and their current lender will NOT allow th...em to refinance at the end of the deferral period or even at renewal. Therefore, CALL NOW TO REFINANCE before it's too late. Factual information: While decisions are ultimately case x case, multiple lenders have confirmed (monolines and a credit union) that history of deferred payments under this program will NOT be reported to credit and will NOT affect ability to refinance with their lender following deferral period or at renewal. Interview with a local credit union further confirmed that: there is a BIG difference between a missed payment and a deferred payment. Deferred payment is a mutual agreement with the lender. A missed payment with no communication or explanation - that is a problem. Also, the last thing any lender wants especially in this environment is to have to foreclose, so a refinance may be a very desirable win win.

this has been posted before but I recently had a client think its better to get their mortgage from a bricks and mortar institution because they can walk into the local branch. She was not fully aware of the major difference in how banks calculate a penalty vs a monoline........
