Floating, built-in, corner, freestanding, hanging, open so many types of shelves each beautiful in their own way! They pose just one head-scratching problem: What in the world to put on all of them that’ll look pulled-together while keeping them functional? Two everyday items that’ll never lead you astray? Woven baskets and plants.... Baskets are a simple solution when you need more storage. Place identical ones on any shelf to house books, remotes, charging cords, and other small items. Large baskets on lower shelves are perfect for stowing away extra throw blankets and pillows. Houseplants also solve almost any shelving conundrum. A few ideas: A potted succulent on top of a stack of books A snake plant on a fireplace mantel pop resting alongside treasured books, objects, and artwork A trailing ivy on a top shelf to soften hard lines and produce a cascading effect And here’s the good news when decorating shelves, nothing is set in stone! Play around with different arrangements until you step back and think, Yes! That’s it! See more

Renovating an entire kitchen can feel like a monumental project and it is! So if you're not quite ready for the full shebang, transform your space quickly and for little cost with a kitchen island makeover. Not only is your island the focal point of your kitchen, but it's also a multifunctional space that can be fully customized to your liking! Then, when the time comes for the full kitchen renovation, you can use it to inspire the rest of your design. Here are a few ...ways to rework your island space: 1. Paint the island cabinets an accent color to bring in a fresh feel and add some dimension. 2. Go for an entirely new look and add a waterfall counter that makes your island a showpiece. 3. Redesign and give your island an asymmetrical shape that adds a unique look while providing plenty of storage and seating. If you go for it, take before-and-after photos I'd love to see 'em! It’s the Mount Everest of questions, the big one, the one everyone wonders about, but only a few are so bold to ask. Drumroll, pleasethis week’s Frequently Asked Friday question: Q: If I can sell my house by myself, WHY do I need an agent?... A: You know what? It’s true. You CAN sell your home without an agent. But the better question is SHOULD you sell your home without an agent? Consider this true scenario for one FSBO couple: Saved $9,000 on agent commissions -- sounds great! Lost $19,000 on selling price -- sigh. Sadly, this isn’t uncommon. I see it all the time, and it usually plays out something like this: A seller puts their home up for sale by owner. Then, after weeks or months of frustration, they give me a call to bail them out and get the job done quickly. Did you know, in fact, that 90% of FSBO FAIL to sell their home without an agent? If you want maximum profit in minimum time, you need an agent. Statistics show an agent typically gets you 25% more on the sale completely covering agent commissions! PLUS, you’ll gain an advocate , expert, and cheerleader who’s single goal is looking out for your best interest as you complete one of the largest transactions of your life! Considering selling by owner? I'd love to talk about the process and answer any questions you may have. Subject removal is an important part of the real estate transaction. As a buyer, subject removal allows you the opportunity to do your due diligence on a property before a deal becomes firm. Subjects are agreed upon between the buyer and seller and could include financing, home inspection, insurance, review of strata documents, title, PDS and more (depending on the property). Typical subject removal is 10-14 days. On or before the subject removal date, the buyer will remove ...subjects and the deal will become firm. . . . #subjectremoval #realestatetips #realestateterms #jargon #realestatefaqs #realestatefacts #realestatejargon #realtor #realtortips #realtorsofinstagram #wordywednesday #wordoftheday See more

You’ve seen it everywhere -- and every time, you think, GAH, that looks AMAZING! Know the trend? Yep, wallpaper accent walls. Savvy home decorators have snatched a page right out of their mentors’ 1980s playbook and are embracing wallpaper once again with a modern twist and a bit more sophistication. Wanna give it a try? If you’ve got the wall, some willing friends, and free Saturday, here are a few tips to get you rollin’:... 1. Choose your color, style, and pattern. Look at as many pics as you can, but since this is an accent wall, don’t be afraid to go bold. 2. Read the instructions carefully. Seriously, skimming won’t do. There is more than one kind of paper and they aren’t all applied the same way. If you’re not careful, you’ll end up with a goopy mess instead of a stunning wall. 3. Go ahead and cover the outlets as you go. When everything is dry, you go back and cut off the excess paper. 4. Smooth wallpaper from the center towards the edge. This will get rid of air bubbles instead of just moving them around. With these tips (and few easy-to-follow video tutorials), you can take a room from ho-hum to heck-yeah in just a few short hours. Wondering what other improvements you can make to your home that will offer a return when you sell? I see it all the time, and I know it’s temptingprice a home too high just to see if anyone bites. The reality is this misguided approach often comes back to bite the seller. Here’s why: 1. Pricing a home too high when it hits the market spooks off buyers. It makes them question a seller’s intentions and wonder if they’re serious about selling. Remember, buyers (and their agents) have done their research and they know what a home is worth. ... 2. Another hiccup in pricing too high is that the home lingers and lingers and lingers on the market way longer than it should. The buzz generated by a new listing priced right will always gain more interest (even multiple offers) from buyers ready to purchase. If you’re curious about what the average days on market is in your neighborhood, give me a call. As 2020 comes to a close, buyers are still looking and homes are still selling. . . . #sellersagent #homesellertips #sellyourhome #sellyourhomefast #sellerstips #nanaimohomesforsale #nanaimorealtor #mynanaimohome See more

I always tell my clients, If it ain’t a heck yes, then it’s a heck no! Whether you’re a first-time buyer or a seasoned property owner, listening to your gut is most definitely part of the home-buying process. Sometimes a property is wrong in a million glaring ways. Other times, a property checks all the boxes, but that heck yes! just isn’t there. I’ll never pressure my client-friends to take the plunge if they have any reservationsno matter how small. The right prope...rty is out there. We just gotta find it! Think about the house you're in now, did you know it was "the one" or did you learn to love it? Buying your first rental property can be super scarybut it doesn't have to be. If you’ve been reading, researching, and chatting it up about investing in a rental, here are a few thoughts to throw into the mix: 1. Make sure you’re okay being a landlord. When things break, flood, drip, or fall, you’ll be the one your tenants call. Will you handle repair and maintenance yourself? Or will you hire a contractor? Be honest with yourself about what it takesand what it cos...tsto be a landlord. 2. Watch out for rental restrictions. Companies like Airbnb and VRBO are hugely popular, so much so that many areas have passed short-term rental restrictions. You’ll want to keep that in mind when thinking about where to buy property. 3. Secure a downpayment. To purchase an investment property, you’re going to need a large down payment. 4. Start with a single-family home (with a suite). A single-family rental requires less maintenance than multi-family or commercial, plus there’s less wear and tear to handle. 5. Buy a rental with outdoor space if possible. Renters love private outdoor spacesespecially for their pets. A fenced yard, spacious patio, or screened porch will help your property stand out from the rest. . . . #investmentproperty #investor #equity #nanaimorealtor #realtor #realestateagent #investor #nanaimorealtor #homes #houses #incomeproperty #nanaimohomes #nanaimohouses #nanaimohousesforsale #nanaimorealestateforsale #nanaimohomesforsale #homesforsale #housesforsale #realestatelistings #mynanaimohome See more
