When my client put an offer on 67 West 5th St, Hamilton when we were competing against multiple offers and we were able to grab this one. The reason I'm sharing this is because even though it was a large lot on the upper mountain, we did feel like it was a bit high for where the market was. That feeling soon faded as two more houses very similar in the same block sold a week later for 50K more. Moral of the story? With the market as it is, one thing to remember is that you j...ust grabbed ANOTHER asset that will add to your wealth building strategy and that's always better than having nothing. Some people say we are at a peak, but when you choose the right place, you won't lose on it. You can wait around but in the meantime, don't forget about the OPPORTUNITY COST. 1. We just broke a record for the highest price per square foot sold in the entire development 2. Right away swooped in before offer day and grabbed a fully renovated legal duplex AHEAD of offer day. 3. We just turned one lower level condo into two fully renovated dwellings for my clients. My real estate story part 2 68 ISABELLA ST This was my first legal duplex conversion, which means the use of the property changed from one family home to two separate full living spaces. If you look at the side of the house you will notice that there is a separate basement entrance to the side of the house. It costed about 10K to dig out and pour the concrete stairs re-inforced with steel rebar. This was a massive learning experience. ...
