It's Every year we think it can't get crazier, and then it does. 2020 was a big one and then 2021 went and one upped it.... What can we expect for 2022? If inventory doesn't start to loosen up sooner or later, we are going to continue to see multiple offer situations push sale prices to new heights. Even if interest rates go up, it will start to put pressure on different (lower) price points. It may even help to increase prices on Residential Detached Homes and Condominiums, much like it did in 2021. Multiple offer situations exist at EVERY price point. What is a Buyer Meeting? A Buyer meeting can be a 1-2hr meeting (in person or virtually) in which a Buyer & an Agent meet & go over the process and questions that come up. I find this is a great chance for me to get to know the Buyer better & to know exactly what their expectations are and where they are at in their home buying process. During this meeting I cover off closing costs, the offer process, setting up your automated email portal, Agency relationships and what you ...should expect from me as your representative in the home buying process. I also use this buyer meeting to determine if I think I am going to be the right Agent for you. Hiring an Agent to help guide you through the process can be free for you. But we also want to make sure it’s the right fit. You have to trust the person who is going to be representing you. So I also like to outline what I expect from you, as the buyer. This is a relationship- it’s a 2 way street. So if I don’t think we will be a good fit- I’ll tell you. We could spend a week together, or we could spend months finding you the right property. January brought a very strong start to the year. If you thought that buyers took a break or "wanted to wait until spring", you thought wrong. We are crying out for inventory right now as there is very little to show people who actually want to give you their money. MLS sales in January of 934 increased 28% while dollar volume was up 38% to over $285 million in comparison to the same month last year. New listings entered on Winnipeg Regional Real Estate Board's MLS System i...n January were down 15% compared to January 2020. The current listing supply at the end of January of 2,410 decreased 40% from the 4,002 listings available last year. Something that has been years in the making is the increased interest in Condo's. Condo's have had two exceptional back-to-back months of sales activity compared to the same months the previous year. Sales were up 62% in December and 76% in January. As a result, listing supply has dipped under 500 heading into February, when the 5-year average in 2020 was 635. Could this be thank to the snowbirds who are deciding to give up the family home? Or could this be due to how brutal the competition is right now for a single family detached home? Either way, if you are thinking this year is the time to buy, then let's chat! Now in some areas of the city this can get you a lot of house, and other areas, not so much. It can sure get you a pretty great Condo, if that's the route you want to go. With rates seeming to get lower and lower (I've seen 5 yr fixed for as low as 1.49%), now could be a great time to move. Who knew this would be where we would be? Who knew we would have favourite masks? What a rollercoaster 2020 turned out to be?! The peaks were high and the valley's were low. I don't know about you, but I've had some great years and some horrible years, and this year was great and horrible all at once, for many reasons.... I'm hopeful that although everything doesn't magically go back to "normal" January 1st, 2021, the ship will right itself, the seas will calm and the storm will clear. There's a lot pre Covid, that I don't miss, although air travel is one of them (you better believe I am going to be on one of the first flights back to BNE available). But there is so much that I took for granted that we just can't do right now. I'm still trying to use this time to consider which parts of normal are worth rushing back to (Thanks @mrdavehollis). I do know that I was still lucky enough to be able to be of service to my clients, which I am deeply thankful for. What a wild 24hrs we've had in this house! On Saturday we discovered there were kittens living under our deck. Damn cute little kittens that we had to do something about. Our Dog was not a fan of these kittens and we sure didn't want to have to explain any kitty popsicles to the kids. So we had to find a way to get them, get them out of the cold and to safety. Because at that point, we didn't see mom anywhere. Enter Chelsea Kork and her rescue connections who connected me w...ith some great women who taught me how to trap these kittens and their mum so that we could make sure Thomas, Rosie & Ghostbuster (kids named them) were given the best chance at life. The adrenaline and anxiety that went with catching all 4 of these felines yesterday was quite the roller coaster. Especially when mum escaped the crate this morning and we had to re-catch her. Thankfully they are now with a foster family who will love them, feed them, get them fixed and place them with forever homes. Thanks Chelsea Kork & thanks to Hayley & you poor mum, Tiffany & Alyssa for your help and encouragement. Please spay and neuter your pets! Cause I never want to do this again! #spayandneuteryourpets

Remembrance Day Ceremonies will look a bit different this year. But we will probably participate the way we always have since having kids. By watching the services on TV and talking to our kids about the service Men and Women who make up our Family Tree. We are incredibly proud and grateful for their sacrifice and service as Veterans to Australia, Canada, Great Britain and the United States. It's of utmost importance to us that our children know about their family's ... past and what the means to how we exist today. The Remembrance Day Act of Manitoba (RDA) specifically prohibits the selling or renting of real estate, or offering of real estate for sale or rent, during the 24-hour period of November 11, each year. That means no: contracts for listing or purchasing showings open houses should be conducted on Remembrance Day. After 23 years as a Realtor, John Inglis retires from his second career today! I can honestly say that I would not be a Realtor if it wasn't for him. Way back in 2003 as I was leaving the Rotary Career Symposium, I bumped into John. John had been one of my host dad's back in '98 when I was a Rotary Exchange Student here. Unhappy in my job, he told me if I could be a restaurant manager I "sure as hell could be a realtor & make more money" working the same hours. So I started... my courses & got licensed in '05. In December of '05 while in Australia for Xmas, I got a call asking if I wanted to join the Ken Brown & John Inglis team. I didn't even have to think about it. This was our first team photo. Being part of their team was probably the best thing I could have ever done. It was like university for me. I'm so thankful for the mentorship that he provided.
