A mortgage pre-approval is when a lender agrees to fund your mortgage based on your current financial situation. A pre-approval also locks in an agreed upon interest rate for up to 120 days. Should rates go up your rate would remain the same as stated in the pre-approval, if rates drop, you are eligible for the lower rate. A pre-approval, however, is not a guarantee. All terms of the agreement and any additional conditions set by the lender must be met before you are fully... approved for your mortgage. A mortgage pre-qualification is generally the first step in the mortgage conversation & home buying process. This would be where your mortgage broker evaluates your income, assets, and any debts to estimate your affordability. This will essentially let you know how much of a mortgage you can afford to borrow without having to submit a pre approval application to the lender or bank. Getting pre-approved or pre-qualified are both beneficial. You can secure a great rate; it provides you with reassurance in your financing so you can shop for a property without stress and this will also allow you to put in offers to home sellers while knowing exactly how much you can afford.
