My business wasn’t the only thing that was impacted by Covid. The first lockdown probably started getting to me a little bit but that was before I realised a shift was needed. I started adapting to the new normal and focussed on the positive aspects of it. My two big takeaways were - Take your time with everything Shift with the times... Having a good credit score is probably one of the most useful assets you can have. I’ve always highlighted its importance time & again and today I’m going to tell you how it allowed me to go ahead with my financial reset plan. 2020 was an absolute roller coaster of a year for me as I assume it was for most people. There were restrictions and rule changes that came into effect and it really forced me to reevaluate my business and recognize its shortcomings. Soon after that I... decided to go lean where I got rid of all my operational costs and basically, reset everything. Thanks to my good credit, the plan now is to purchase a business that’s already operational and is generating revenue. This move is a huge positive change for my financial portfolio and it will allow me to withstand whatever non-foreseeable difficult times lie ahead. Did you know that if you have a low credit score, you can still secure a Home Loan? All you have to do is put up a larger down payment. It’ll be a minimum of 20% which is the same amount of down payment a self-employed resident in Canada is required to put up. In case your score is lower than 500, you might have to go with a Private Mortgage which is a loan at a higher interest rate. I’ll soon come out with a video covering this concept. If you’re wondering whether or not it’s possible to secure a Home Loan with bad credit. The answer is, yes! Let’s talk about our first option, you’ll approach the Home Loan the same way everyone else does but you’ll have to pay a higher down payment. A minimum of 20% that is. You’ll have to figure out whether it’s possible or not for you to provide the down payment but if you can, there’s nothing really stopping you. Now, let’s say your credit score is really low, perhap...s below 500, then you’ll have to go with the other option i.e. a private lender. They provide you a loan at a higher interest rate and that’s the primary downside of going with this option. Either way, don’t panic, make an informed decision and stick to the plan. Also, it’s important to remember that if you’re self employed in Canada, you also have to put up a minimum of 20% down payment. The most important or valuable asset to consider in Real Estate Investing is your Credit Score! Why? Because:... The higher your credit is, the lower the down payment on a purchase. Good credit allows you to make at least a 3% or 5% down payment. It really varies depending on the place. If you have better credit, you can borrow more money. It’s what lenders will be checking to see if you qualify to borrow a certain amount of money. Remember: You have to work on your credit and getting to that sweet spot takes time and really depends on some key elements. By the way, there are three main credit bureaus in the U.S. Equifax TransUnion Experian In Canada, there are two main credit bureaus: Equifax TransUnion. And having a poor credit score doesn’t mean you can’t purchase a property. Keep in mind that you can always improve it. One more thing! You need to manage and keep track of your credit. If it’s an Equifax credit score, use Borrowell. And if it’s a TransUnion Credit Score, use Credit Karma. I would suggest that you focus more on the Borrowell because that’s what the majority of the lenders in Canada are using and it’s free!
