Are you considering a new job? Are you also looking at purchasing a home as well? It’s a good idea to stay put until your mortgage is approved and funded. Changing jobs, especially to a different industry, is a big no-no that lenders will not consider as there isn’t sufficient employment history to ensure stable income. In some cases, moving to a new job within the same industry can sometimes be allowed but that is up to the lenders discretion as to whether they will accept it. Otherwise, change jobs but wait at least a minimum of 3 months before applying for a mortgage. If you have questions, give me a call. Let’s talk mortgage penalties. With the rates hitting historic lows, it’s no wonder that people want to ensure they are paying the least amount of interest possible when it comes to loans as large as a mortgage. Did you know that not all penalties are calculated equally? Banks, credit unions and monolines (aka mortgage only lenders) all use different calculations to figure out what is called IRD (interest rate differential). Banks are among the highest charged penalties with monolines being the smallest. If you have deferred your mortgage and are looking to either sell or refinance, please be aware that lenders are requiring you to resume your regular payments before they will consider lending against your property. Credit checks don’t only mean a credit score - they give us the big picture so we can better serve you and your homeownership goals. These are important pieces of information that a lender will use to determine whether you will be approved for mortgage financing - whether they think you will make your payments every month and keep your end of the bargain, and whether they consider you high risk or low. These doesn’t always mean that you will never be approved for a mortgage.
