Other than files with no/bad credit combined with no/little savings or equity, there is virtually a solution for every file. With 100's of lenders and each lend...er having 100's of policies, that is a LOT of manoeuvring a good mortgage broker can do. The key is using a mortgage representative that not only understands the rules of the game but practices what he or she preaches. Mortgages are a learn-by-doing industry. Without getting in to all the strategies I use to get a deal done that cannot be done (my competitors troll my newsfeed for ideas), here is a quick summary of how I tackle every file: Income - Are there outside-of-the-box ideas we can use for income to make a file work? Future pay raises, gross business income or rent you collect from your roommate, for example? The key is finding sources of income that the lender will allow in the particular file. Debts - the more debt you have, the less you can qualify for a mortgage. Period. There are numerous strategies I use to get rid of debts for my clients which allow them to qualify. The key is knowing how to do it and what each lender will allow. Credit - Obviously, credit plays a big role in mortgage approvals. Credit scores and credit histories can be improved by various methods including consolidation, credit agency appeals and credit limit reductions. Again, the key is to know the rules inside and out. Money - more money more problems, right? Nope, not with mortgages. Clearly, more money is a good thing. I always look for ways to increase liquid cash either by refinancing, sale of chattels, corporate dividends, to name a few. There is always money to be found. Property - sometimes, deals fall apart because of the property itself. Perhaps it's a zoning issue, property use issue or appraisal issue. The key is to understand what each lender will accept in terms of a collateral security and work with everyone you can (municipalities, appraisers, surveyors) to get the property status where you need it to be. The cheapest phone is never the best phone. The cheapest car is never the best car. The cheapest suit is never the best suit. When something is cheaper, don't you stop to ask yourself "Why?". For the record, I have access to the cheapest rates on the market but this doesn't mean I like to promote them as I do not see value in what they provide to my clients. ... Mortgages are products and cheaper is NEVER better. Here are my top 4 reasons why choosing the cheapest rate will cost you dearly in the long run. #1 - Ruins relationships - as a Mortgage Broker and investor, the advice I offer my clients will far outweigh any bank. I educate my clients on how to build large portfolios, save money on taxes, protect themselves legally and am available virtually 24/7. Clients who take my advice and service just to nickel and dime me for rates essentially don't see value in the strategic, long-term relationship I can provide. This is precisely why I never question the fees charged by my lawyers, accountants, assistants, etc. The cost, quite frankly, is irrelevant compared to the long-term gain from having these relationships in good standing. #2 - Hidden costs - This is no different than those who choose the cheapest flights only to end up paying extra for baggage, food, etc. Cheap mortgage products are loaded with hidden costs for virtually everything under the sun. #3 - Transactional Thinking - Choosing the right lender at the right time in your portfolio is part of the strategic process. To use an example, imagine you were making a home-made lasagna and used the wrong cheese as part of the process. This would cause the entire meal to be ruined. This is what happens when clients choose the wrong lender at the wrong time, just to save a few bucks on a rate. Not every lender is good for every client for a variety of reasons. #4 - Flexibility - Every mortgage has different options when it comes to renewing, refinancing and increasing leverage. Mortgages with cheaper rates often provide less flexibility to the client preventing them from using this capital for future investments. For example, I have a client I am working with currently who chose the cheapest product (known as Value Flex) and now can't refinance the home because of the fine print in his contract. This will end up costing him close to $20,000 due to the inability to leverage properly for a new purchase.
