WHAT IS ABOUT TO CHANGE? The new measures are expected to come into force on June 1, with the fixed 5.25% rate replacing the current benchmark rate of 4.79%.... As proposed, it will be the higher of these: the mortgage contract rate plus 2%, or a 5.25% floor rate. WHAT DOES THIS MEAN FOR YOU? This will reduce purchasing power by about 5%, and raise the the Gross Debt Service Ratio by about 1.6 percentage points. Note: This is only regarding uninsurable loans. Primarily this will impact those looking at refinancing their current mortgage or those looking at purchasing properties with 20% or greater downpayment. WHAT CAN YOU DO NOW? Any files submitted prior to June 1st with a future closing date will be qualified on the current stress test rate. Any files submitted after June 1st will have to be qualified at 5.25%.
