Housing Types When searching for a new home, you need to determine what type of home you would like. There are many types out there and all have different benefits. Below is a list of the numerous styles to assist you with your house-hunting process. Bi-Level: A bi-level is when the home is split into two levels. A good indicator of a bi-level is when, walking through the front door, you are immediately greeted by stairs going up or stairs going down. Bungalow: A bungalow i...s a home with a main floor and no upper level. Split Level: This type of home is split into 3 or 4 levels. A good indicator is when you walk in the front door and there are stairs going up or down. The upper level will have further stairs going to another upper level, while the downstairs will have another set of stairs going to a lower level. Two Storey : This home will have a main floor with a second full floor. 1 Storey: This house style will have a main floor and then half of a second floor. Condominium: A condominium or condo is in reference to the form of ownership. With a condominium, regardless if a condo apartment, townhouse, detached or semi-detached, you own an individual unit but share in the expenses and maintaining of the common aspects, such as elevators, grounds, or hallways. Winter Proofing Your Home Clean the Gutters: Remove leaves and debris, unclog drains, and rinse away any dirt. This will extend the life of your gutters and help water drain easier once spring comes. Check and Fix Leaks: Check your home for any indoor and outdoor leaks and drafts. Drafts can be checked by using a lighter and watching for a flickering flame. If the flame flickers, there are issues. Places to check: Electrical sockets, door jams, and windows. Some areas can eas...ily be fixed by caulking around the areas with leaks. Insulation: Add more insulation to the existing insulation in the attic. This will warm your home and cut down on the heating bill Furnace: Get the furnace cleaned and checked once per year. Also, change the furnace filters at least once per year. Doing so will help your furnace perform better. Windows: Windows will eventually need to be replaced because of the shifting of the house over a period of time. If the windows haven’t been replaced in 20 years, it might be time to check into cost and when they can be replaced. If you cannot replace the windows, then use a window insulator kit, which will help keep the cold out. Chimney: Have a professional clean the chimney so you won’t have issues when you light the first fire of winter. Ceiling Fans: The ceiling fan can be used for both summer and winter. Reverse the direction that you used in the summer for winter use, and it will distribute warm air throughout the room. When the home owner has failed to maintain the monthly mortgage payments on the home, the mortgage loan is considered to be in... default. The financial institution then starts the process of taking possession of the home. Why do foreclosures happen? Foreclosures occur for various reasons, including: Job loss Changes in income Separation or divorce Illness or death Consistently increasing debts and unstable spending habits What is the process of foreclosure? The process of a foreclosure is a lengthy one and does not happen overnight. The lender will have their lawyers draw up paperwork necessary to begin the process. Information needs to be compiled on why the home is in foreclosure, plus whatever else maybe applicable. From there, the court will become involved. Decisions will be made with the information presented to the court, and orders will be set forth, including the court agreeing that the lender can sell the property. The entire foreclosure process can take around 8-9 months. Is there a way to reverse the foreclosure once it has started? A homeowner can definitely attempt to oppose the foreclosure. However, this will require lawyers, fees, court dates, and whatever else necessary to prove that the foreclosure should not move forward. If the lender hasn’t yet set the foreclosure process in motion, the homeowner may be able to avoid it by paying all of the payments that are in arrears. VERY IMPORTANT COULD SAVE A LIFE... The Importance of Naloxone By Diane Colley-Urquhart on July 8 2019 ... Over the weekend I was in a situation that is unfortunately too common in our city, especially during the Stampede season. I came across a well-dressed young man in his mid-20s lying unresponsive in a lawn across from my house in a quiet neighbourhood in SW Calgary. This young man was unconscious, perspiring profusely, and his pulse was irregular. His breathing was shallow and erratic, and I could smell alcohol on him. I suspected an opioid overdose. After rushing back to my house to retrieve my naloxone kit, I immediately had to undo his belt and pull down his pants to access his thigh. I put the needle into his thigh and quite literally within a couple of minutes he sat aroused and sat up. His eyes were glassy. He clearly did not have any idea where he was or who I was. He was combative and strong. He pushed me away and then wandered down the street. My son had called 911 while I was administering care, and EMS soon arrived and attended to him. He did not need to be taken to the hospital. I share this story because this situation really highlights not only the importance of naloxone kits but how widespread opioid use is in this province. Anyone could be using opioids, whether it be intentional or unintentional. We as Calgarians need to work together to protect each other. In February, I handed out 30 naloxone kits to all members of Council and Administration, with a demonstration on how to administer this drug to save a life. I strongly encourage you all to have a naloxone kit handy in case you come across someone in need. You can pick these up at any pharmacy without a prescription, and they will even show you how to use it. As a Registered Nurse with 50 years of experience, this is something that comes naturally to me, and while I understand that others might be hesitant to use this gear or be in this situation, the fact of the matter is when someone’s life is on the line, you just do it. Anyone can use these kits, and they available free at pharmacies across the city. Over 145,000 kits have been distributed to Albertans as of March 2019, and more than 10,000 overdose reversals have been reported by community partners. I encourage everyone to pick up a Naloxone kit and learn how to use it. It is much better than to have it and not need it than to need it and not have it, especially when a life is on the line.
