Buying a strata property? You're going to be given a lot of paperwork to read. You actually DO need to read it. Here's why: It will give you clues about wheth...er the strata is managing its annual operating costs properly. Is the strata spending money on solid gold garbage cans for the lobby? Or refusing to spend money on much-needed repairs? It will give you clues about the long term financial health of the building. The depreciation report will set out some of the big-ticket items (like replacements of roofs, decks or windows), and a plan for how those items are going to get dealt with... If the strata needs a new roof in 5 years, is it saving money now to pay for that? Or are you going to get an assessment in 5 years for a monster roof repair? It's not that one way is necessarily better, but if you're going to be expected to fork over thousands of dollars for a roof repair, do you have that kind of money? Will you in 5 years? It could give you clues about whether there are any horrific neighbour battles going on. Review the minutes for the correspondence section - are there owners bickering back and forth about things? Is the strata corporation keeping on top of this stuff? It will tell you if the strata is involved in any legal battles. Have any owners sued the strata? Are there unresolved leaky condo issues that are lurking in the background? It will tell you if there are any restrictions on what you can do in the property. Your Saint Bernard dog? It might not meet the strata's "small dog" rule. The renter you thought you could bring in? The Air B&B you thought you could do? The room you thought you could rent to an international student? Not always possible. It will tell you if there are any agreements that your strata unit is obligated to continue honouring. For example, the strata corporation might have an agreement with the current owners of the unit that they could put hardwood flooring down, but only if they put the approved liner down first. Did they do that? Are you going to wear that agreement when you move in? It will also confirm whether there are any parking stalls and storage lockers assigned to your unit. That's important, because if you think you're getting the prime parking spot #52 right beside the elevator, and it turns out you're actually getting spot #252, located right in the bowels of the earth, maybe that's not what you expected? It takes time to read through these documents. It can be utterly mind-numbingly boring to do. But it is always, always, always your obligation to read them. Buyer beware isn't a saying for nothing. If you "yeah, yeah" your way past this mountain of paperwork, you can miss some incredibly important stuff, and that could cost you a LOT of money in the long run. Don't be afraid to ask for help for help if your eyes glaze over two pages in: you can hire people like Realtors, notaries or lawyers to help you read through them. They will likely charge you for their time, and that may be a great investment for you in the long run. Spending $500 on a thorough strata documents review is a reasonable way to protect the hundreds of thousands you are putting into your new home. #BCNotary

There is a beautiful Windmill palm right in front of the Vancouver Island Regional Library in downtown Nanaimo that comes into bloom in late May early June. The long yellow flower clusters are magical and well worth seeing in full bloom.
