DEFERRAL CLIFF TO COME IN THE FALL Lenders and insurers alike have been preparing for the proverbial "deferral cliff" expected in September - meaning the end of most deferral periods on loans, mortgages and the like. Many Canadians have not resumed full time work affected by COVID, and any deferral period ending could mean default would start. CMHC and their counterparts have been discussing some new tools to potentially aid with this period: simply extending the time...line fo deferrals, extending amortization periods to lower payment amounts, special payment arrangements, and adding missed payments to mortgage balances. I also mentioned that documentation requirements are at an all time high... we're going to kill a few trees, y'all. Thought I'd give you a basic breakdown of papers required for approval. Many of these documents are the norm, but here's a few pro tips to make your financing a success:... Some GOOD NEWS this fine Friday: The BoC has DECREASED QUALIFYING RATE (AKA STRESS TEST RATE) FROM 5.04% TO 4.94% as anticipated earlier this week. WHAT DOES THIS MEAN TO YOU? ... When qualifying for a mortgage your qualification must endure the "stress test". This means the lender ensures you are able to afford the mortgage applied for at a higher interest rate (and therefore for a higher payment) than the rate you actually get. It's meant to safeguard you down the road if rates were to rise. Given that this stress test rate has decreased, this would allow you to now qualify for slightly more mortgage amount. *This change is for the qualifying rate only, and takes effect Monday, May 25th. UPDATE : A girl can’t even make a post without things changing further! Adding onto my original post, an update for you: The BoC announced ANOTHER 0.5% REDUCTION this afternoon to prime lending rate. This surprise cut’s aim was to soften the impact of COVID-19 on our economy and falling oil prices. Please note below the other twist this afternoon I mentioned: A number of lenders gave notice of FIXED RATE INCREASES today. Although this change wasn’t anticipated either..., it must be said that our current economic state also bears risk for lenders, some of which they may start building into their rate offerings. We will watch closely. Lastly, The Minister of Finance announced that they will postpone any changes to the stress test rate in light of the current economic state. Phew! This week I tell you. What a crazy week it's been around here - rates have had some major downward movement, and near the end of today we've seen some notices to start heading up again from a few lenders. I love this post. Enough of our usual rate forecasts and lending updates, onto something that is personal and neat. This is my incredible mom, Thea. ... She’s a homeowner in England where she lives. She owns a 119 year old brick two story - one of the few remaining Victorian/early Edwardian properties on Park Road. It’s as you would imagine with many original features and ornate details intact (hello, FOUR fireplaces), and also has had a fantastic kitchen remodel and other modern updates. It’s beautiful. It’s got feeling and character. Just like my mom. It also has a name: Crows Nest Cottage. I love this. In England it’s fairly common to name your home, complete with a plaque that adorns your front entry (mom had hers made by a local potter). I love walking around her neighbourhood and looking at all the unique homes and their plaques and imagining what the interiors look like, the owners who named them, the owners before them. Yes I’m the crazy house obsessed lady, and my crazy shows extra in England. I love this idea that your house has a name, an identity. Why don’t we all do this?! CORONAVIRUS SPREADS... FIXED MORTGAGE RATES FALL. The fallout and effect of a potential pandemic runs deeper than you may think in so many aspects of our lives. Besides the obvious health, safety and travel concerns, our country's economy has already seen an impact, no matter how temporary. Globally, investor jitters abound: Stock markets slid. Investors are buying bonds in droves for their perceived security. As a result, bond prices go up, yields push down, and p...ressure is applied to fixed interest rates to fall. Now let's get some facts straight: We typically see a decrease in fixed rates come late February and March as lenders partake in spring market frenzy - so coronavirus is a push, not the sole driver here. Rates had risen before Christmas and were stable and already poised for a decrease. But it just goes to show that unforeseen events that don't even originate in our country can have a bigger effect than you would imagine, and quickly. So, the takeaway: Get ready to see some rates fall, and get your rates held with your broker/lender if you're getting into the market, coming up for renewal, or even looking to lock in your variable term. Good news for variable rate holders: prime rate remains unchanged as of this morning. The BOC went against the tide with its decision to maintain prime rate, when all signs point to lowering target in the very near future. We’re in an interesting time referred to as a yield curve inversion. This doesn’t occur too often - and rarely to this depth. The last time an inversion occurred of this extremity was in 2000. WHAT DOES THIS MEAN TO YOU?... In a nutshell: - Short term rates are hugely higher than long term rates. - Variable mortgage rates are higher than long term fixed rates: an average 5 year insured variable rate sits at 2.95%, when an insured 5 year fixed rate is averaging 2.64%. As a result, one would argue there’s not much incentive to take a variable rate at this point when comparing costs and associated risk. Strange times.
