Courtice Waterfront and Energy Park Secondary Plan Update Work continues on the Courtice Waterfront and Energy Park Secondary Plan. The goal is for this area to develop as a premium waterfront park complemented by mixed-use development and located beside a prestige employment area anchored by Ontario Power Generation's (OPG) new headquarters that is just two minutes away from the proposed Courtice GO Train Station. Work is currently being completed on developing a vision fo...r this area along with Environmental Impact and Servicing studies. On March 5, 2020, the Municipality of Clarington hosted a Public Information Centre for this project. Here are some of the messages they heard: Support for a mixed-use waterfront with a range of housing types that include densities not typically found in Courtice. Improvements in quality and completeness of the multi-use path and trail network for recreation and particularly cycling. Commercial amenities would help make the waterfront a tourist destination and would complement employment in the Energy Park. Protect the environmental integrity of the area. Concern about the compatibility between businesses, OPG Headquarters, residents, and tourists with a potential anaerobic digester. In addition to the Public Information Centre, the Municipality also conducted an online survey. The survey was completed by over 900 people during a two-month period. This survey has helped generate additional ideas and will assist them with the emerging vision for the Courtice Waterfront and Energy Park. The Energy Park is currently home to the Darlington Energy Complex and the Durham York Energy Centre. OPG is in the process of relocating their headquarters to Courtice bringing an additional 2,000 jobs to this area. This move will spur the growth of an energy employment cluster that will attract additional jobs. The Courtice Waterfront will feature approximately 18 hectares of amenities and open space along Lake Ontario. In addition to the park, this project will explore other complementary uses like residential, mixed-use (commercial), and tourism that will support the waterfront park and the nearby Energy Business Park. Lifelong Investment Corporation has submitted a rezoning application to permit a three-storey residential apartment building containing 95 units and underground parking in Courtice. The site is comprised of an amalgamation of four properties with a total area of approximately 0.68 hectares. The site is located at the northwest corner of Nash Road and Trulls Road and is within walking distance of schools and a commercial plaza. Surrounding land uses mainly include single-detached dwellings. The applicant is proposing to amend Zoning By-law 84-63 to rezone the lands from Urban Residential Type Two (R2) to an appropriate zone which would permit the development of a three-storey apartment building and the proposed zoning standards. The applicant is proposing that the apartments will be of condominium tenure.
