Just last month we were asked to stage a property in Barrie which was great because it was in our radius of work. The funny part is that the referral came from Sault Ste. Marie It just so happens that my dear friend’s daughter, Erica is a mortgage specialist in the Sault where I grew up. Tip Tuesday Lights! Camera! Listing! One thing on my check list before we leave a staged property are the lights...... Do they all work? Are they all the same type of light colour? Are they the right size for the fixture? All of these questions are important because once we complete the staging of a property, we typically have the photographer arriving shortly after to take the photos for the MLS listing. It is important to have all the lights on and working since lighting can affect the mode and atmosphere of a room. To keep things simple, I prefer to use bulbs that are warm white, 2700K to 3000K!

I talk a lot about the importance of my warehouse, my jam-packed stockroom is filled with a little bit and in some cases a lot of everything. Halloween decorating tips! Earlier this week I staged a client’s property, this time of year staging a home includes Halloween decorations. His pumpkins looked great, but I knew the decorations could look better. I moved them, so they weren’t grouped all together and brought in corn stalks to add some height and depth to the décor. You and I have memories longer than the road that stretches out ahead. - The Beatles - Earlier this year we said goodbye to our first cottage, Reflection Bay. And as I sit down to contemplate and write my thoughts and feelings on this big change, I now realize how aptly we named our home away from home. After 7 years of fun, laughter, food, family, and friends, this was a bittersweet day. It’s hard to describe the feeling of packing up the last few boxes, closing the door... and turning the key for the last time, and then taking the final trip down the driveway and turning into the road. The memories we made there will always stay close to my heart, from our first thanksgiving, to our last day on the dock and everything in between. I am so thankful for all of it, every minute of every day we were blessed to spend there. This is the story of a recent project I completed that I could not be more excited about! For this design project I was hired by a repeat client to help with the design of their brand-new build. Our first meet was at the home, so I could get a feel for the space and start envisioning the final design. Next, we went to the design center, so I could start piecing together the tiles ensuring they integrated seamlessly with the existing wood flooring. The challenge being you wan...t each room to stand on their own and have it’s own look and feel, at the same time you want each room to connect to one another keeping a consistent overall look for the entire home. I tend to lean towards more trendy tiles, the price tag, admittedly, is a little higher than their more dated counterparts, but I know this home will not be updated for years and years to come. So, it is best to do it right the first time, as it will save you time and money down the road. In theory, design and staging seem like pretty simple concepts. A little paint, some decluttering, rearranging furniture, and VOILA! there you have it a beautifully staged room. Not so fast! Staging is about highlighting a home’s strengths and minimizing its weaknesses and is more complex than a few quick adjustments. When I take on a project, I start by doing an in-depth analysis of the property, I take copious notes, and create a comprehensive plan for the entire home. Befo...re I make any changes to the space, I can see every last detail of the final design.
