After hitting a new high of close to $708,000 last week, the average selling price of a home in Simcoe County dipped slightly last week, compared to the same week in 2019. As the first chart shows, values remain a great deal higher than they were last year. Line Graph: And as we close out 2020, market volume is basically right back where it started last January, with about 430 sales per month. The graph shows sales volumes did fall off in the final quarter of the year, whil...e prices kept climbing. Because of the pandemic It is difficult to make projections about 2021, however the green line on the graph shows that every dip in market volume is followed by increased buying and selling activity. Once again last week's numbers showed local real estate sales outpacing the same period last year by truly impressive margins. At close to $708,000, the average sale price of a home in Simcoe County surpassed values in Hamilton, Niagara, Oshawa and even our nation's capital, Ottawa. Line Graph: Meanwhile, the market-indicating Sales to New Listings ratio (SNLR) is very close to 100%. We are watching this index very closely. When we see it begin to drop that will suggest the... beginning of a return to a balanced market. We also expect the price gains we've seen too far this year to stay locked-in. As of now, there are tighter restrictions being imposed on gatherings in public spaces in parts of the province including here in Simcoe County., and open houses are prohibited. We will continue to follow COVID-19 screening protocols, offering virtual tours and showings wherever possible, and requiring everyone involved in showings or in-person home visits to be masked.
