Sellers Market! The spring market is out of quarantine and Buyers are flocking to the Sunshine Coast to look for homes in this paradise with bigger properties and less density. Year to date sales is now higher than last year and year to date new listings is 25% lower than last year. Sales to listings is 22%. All of these numbers point to a Sellers market. Multiple offers are common place now and there is a push on prices. ... The biggest issue we have is a lack of inventory at the moment, especially in Gibsons. We have buyers looking for homes with no luck right now as there is not much on the market. Our recommendation is if you are thinking of listing you should get your house on the market as soon as possible to meet the pent up demand. It is still important to understand that people are still taking precautions to prevent spreading Covid-19. Buyers are scanning the internet now and viewing virtual tours, floorplans and as many pictures as possible. In many cases we are doing virtual tours of houses with zoom or facetime before the Buyer comes to see the house. What this means is that when Buyers come to see your home they are serious and often have narrowed down their search to 1 or 2 houses. This is much different from previous times when Buyers would set up 10+ house tours. So when you list your home you want to make sure that your realtor is using the latest technologies to provide virtual tours, floorplans and high quality pictures. Home prices remain steady, buyers and sellers become more comfortable operating in today’s market Looking at the numbers from May alone doesn't really reflect what is happening in the market place. Our level of business has really taken off in the past 2 and a bit weeks. We have been involved in a multiple offers and an increase in the number of inquiries and offers on the listings we do have. Spring is typically the busiest time of year for Real Estate. Needless to say there is nothing typical about this year. With that being said Real Estate on the Sunshine Coast has been marginally affected from last year at this time. Prices are holding steady and sales are down 10%. Police Cruiser will be on Gambier! Reported in the Coast Reporter Cruiser on Gambier A police cruiser will be coming to Gambier Island. A private citizen is expected to provide a secure location for the vehicle, which Hallam said is months away from arriving. We have calls on Gambier and the paramedics would like that, she said of the rationale for bringing a cruiser to the island.
