A Little Market Update: While May was impressive in the way the Durham Real Estate Market rebounded from COVID-19, June sent the market into new highs for the year in prices and volume. Demand for single-family homes was evident in the results, with average prices being much higher than during the past few months, and multiple offer scenarios becoming commonplace at higher price levels.... Price: The average selling price in Durham reached $685,655, a 10 per cent increase from June 2019. On a month-over-month basis the average price increased by 5 per cent. The MLS Home Price Index Composite Benchmark was up 8.05 per cent on a year-over-year basis in June 2020. The benchmark price for all home types in Durham was $613,100. Demand: 1,281 residential transactions in June 2020 representing a substantial 66 per cent increase from May. Residential transactions in Durham Region increased on a year-over-year basis as well by 17 per cent in June 2020. Inventory: The number of new listings in Durham reached 1,857 in June 2020 representing a 63 per cent increase from the previous month. On a year-over-year basis, listings were down by 20 per cent when compared to the 2,320 listings reported in June 2019. As more individuals and families move further East, Durham will continue to be a top option with its diverse market and affordable options. In June 2020 the average day on market reached 15 days, one of the lowest results in 2020 thus far.

A Little Market Update... Good news! The average home price in Durham has not experienced significant changes when compared to the same time last year. The MLS Home Price Benchmark Index for all home types was up 9.73 per cent. Here is the full report...... Durham Region Association of REALTORS Report April Housing Statistics DURHAM REGION, May 5, 2020 The Durham Region Association of REALTORS (DRAR) President Vicki Sweeney reported 513 residential transactions in April 2020 representing a 52 per cent decrease from the same time last year. The number of new listings in Durham Region was 883 for the month of April compared to 1,229 in March 2020. In Durham, listings are down but the numbers reported are not as bleak as originally anticipated, said DRAR President Vicki Sweeney. Technology and tools such as live stream virtual open houses, electronic forms and signatures have been essential to REALTORS in order to navigate and service buyers and sellers during these unprecedented times, whilst adhering to social distancing measures set out by medical professionals. The average price for all home types in Durham Region reached $612,563 in April 2020. The MLS Home Price Benchmark Index for all home types was up 9.73 per cent. The benchmark price for a single-family detached home in Durham’s Clarington market reached $590,000 in April 2020. The average home price in Durham has not experienced significant changes when compared to the same time last year. During these times, REALTORS will continue to follow guidance given from our government and health agencies. DRAR continues to offer virtual education to ensure our REALTOR members are equipped with the necessary tools to assist their clients. We are working closely with all levels of government to ensure they are taking careful monitored steps towards safely opening parts of the economy. This will impact the recovery of the housing market in the upcoming months, said DRAR CEO Wendy Giroux. After reviewing the numbers from the time real estate has been deemed an essential service, I wouldn’t under estimate how quickly the market will adjust. Durham Region remains an attractive option for home buyers with a variety of communities from rural to vibrant downtowns, stated Sweeney.

A 'Little' Market Update... Durham Region End 2019 With An Increase Of Residential Transactions January 7, 2020 @ 10:52 AM... Posted by: DRAR The Durham Region Association of REALTORS (DRAR) President Vicki Sweeney reported 518 residential transactions in December 2019 representing a 16 per cent increase from the same time last year. Total residential transactions for the calendar year 2019 amounted 10,634 a 19 per cent increase from the total in 2018. Durham Region certainly saw an increase of activity in 2019 in comparison to the record lows in 2018. Many potential home buyers and sellers may have taken time to adjust to the policy changes in 2018 and the increase of sales activity especially during the second half of the year reflects this, said Sweeney. The average selling price in Durham for the month of December reached $640,269. In December, 428 new listings were reported with an average of 28 days on market. The MLS Home Price Index Composite Benchmark in Durham was up 5.17 per cent on a year-over-year basis in December 2019. DRAR is pleased with the recent announcement of the Co-owning a Home Guide from the Minister of Municipal Affairs and Housing Steve Clark. Co-ownership housing expands options for individuals and families with a variety of benefits including increasing affordability, giving individuals more options when it comes to choosing a location and it is an efficient use of housing supply. Four senior women labelled The Golden Girls of Port Perry inspired The Golden Girls Act, 2019 that was introduced by Durham MPP Lindsey Park. This innovative living arrangement addresses several issues individuals face when searching for a home as well as the shortage of affordable housing options. A Little Market Update... Durham REALTORS Report 24 Per Cent Year-Over-Year Increase October 3, 2019 ... Posted by: DRAR Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported 956 residential transactions in September 2019. This result represents significant year-over-year sales growth of 24 per cent compared to the 773 residential transactions reported in September 2018. Durham Region saw a slight increase of new listings in September 2019 in comparison to the same time last year. Durham reported 1,842 new listings in September 2019 and in September 2018, Durham reported 1,823. The number of new listings increased on a month-over-month basis from 1,542 in August 2019. Durham Region reported favourable activity during the summer market. A Little Market Update: Durham REALTORS Report A Significant 37 Per Cent Increase Of Residential Transactions June 6, 2019 @ 9:24 AM Posted by: DRAR... The Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported 1,176 residential transactions in May 2019. This is a substantial increase of 37 per cent over the 859 residential transactions reported the same time last year. In May, residential transactions totalling 1,176 represents the largest amount of transactions reported this year to date. The number of new listings increased by 20 per cent from 1,993 in April of this year to 2,392 in May. Year-over-year new listings were up 6.45 per cent. The average selling price in Durham Region was $622,292 in May 2019 up slightly from the same time last year. After a slower start to 2019, it appears the market is experiencing a positive shift. We are now in the summer market which is typically a busier time of year for real estate and the numbers reported this month are reflecting a healthy Durham market. The average days on market was 19 in May with a balanced 49.2 per cent Sales to New Listing Ratio (SNLR), said DRAR President Tina Sorichetti. MoneySense recently released their annual report of the Top 35 best cities to buy real estate in Canada for 2019 with Durham Region ranking 21. In Durham, Bowmanville was ranked the top neighbourhood to buy in 2019 with two Oshawa neighbourhoods making the list as well. Bowmanville is thriving with new development boosting its employment and in terms of housing it offers several affordable options for first-time homebuyers. It is no surprise Durham Region is one of the best cities to buy real estate with Bowmanville ranking a top neighbourhood. A Little Market Update... "The spring market is heating up in Durham"... Durham REALTORS Report March Statistics... April 9, 2019 @ 10:06 AM Posted by: DRAR Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported 839 residential transactions in March 2019, a 43 per cent increase from the previous month. There were 1,617 new listings in March 2019, compared to 1,140 in the previous month representing a 42 per cent increase. March 2018 saw 1,755 new listings. The spring market is heating up in Durham. It is encouraging to see a jump in sales on a month-over-month basis as we enter into a typically busier time of year during the spring and summer months, stated Sorichetti. The average selling price in Durham reached $604,796 last month. In comparison, the average selling price was $580,743 in February 2019. The average selling price in March 2019 represents a slight increase from the same time last year. DRAR is pleased with the various measures included in the 2019 Federal Budget that address housing affordability and provide support for first-time home buyers. The budget included the launch of The First-Time Home Buyer’s incentive program, increase to the Home Buyer’s Plan (HBP) withdraw limit from $25,000 to $35,000, as well as other actions that support housing supply and affordability. REALTORS have been advocating for the modernization of the Home Buyer’s Plan (HBP) and we are very happy to see this included in the budget, said Sorichetti. The OSFI mandated stress test continues to impact home buyer’s ability to qualify for a mortgage and has pushed several potential buyers to the sidelines. The stress test has had a significant impact on the housing market and we are encouraged that the federal government is carefully monitoring its effect. Millenials are passionate about homeownership, it is a positive step forward to have the federal government acknowledge the challenges first-time home buyers face and making housing issues top priority in the 2019 Budget for Canadians, said Sorichetti.

A Little Market Update: DRAR REALTORS Report February Statistics Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported 585 residential transactions in February 2019 this represents a 15.16 per cent increase on a month-over-month basis. Residential transactions in February 2019 decreased from the same time last year by 3.15 per cent.... The OSFI mandated stress test has forced potential buyers out of the market or to the sidelines as many struggle to qualify for the home type they want, said Sorichetti. The stress test should be reviewed and policy changes should be considered to support homeownership in Ontario. Home sales have a significant impact on the Canadian economy, and with the federal budget and election on the horizon we hope to see measures put in place to support home ownership affordability. The number of new listings reached 1,140 in February, a 5.16 per cent decrease from February 2018. The number of new listings decreased by 3.47 per cent from the same time last month. The average selling price in Durham for the month of February was $580,743 this is a moderate increase from January 2019. The average selling price for all home types decreased 1.8 per cent on a year-over-year basis.

A Little Market Update.... Durham Region Reports 23.79 Per Cent Increase Of New Listings Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported 508 residential transactions in January 2019, a 13.90 per cent increase from December 2018. It is encouraging to see an increase in sales to start the New Year, said Sorichetti.... The number of new listings increased significantly from this time last month. January saw 1,181 new listings in comparison to 543 for the month of December. This is also a 23.79 per cent increase from the number of new listings in January 2018. Residential transactions not only increased month-over-month but also on a year-over-year basis. The number of home sales in January 2019 increased 8.09 per cent from January 2018. An increase in January transactions on a year-over-year basis is a positive sign for the year to come. The past year was a year of change and adjustments to market conditions and mortgage standards, it is forecast 2019 will be a steadier year supported by gradual home sale increases, stated the DRAR President. The average selling price in Durham Region for January was $577,935. This represents a slight decrease from the previous month at $587,200. The average days on market for January reached 32, down slightly from the same time last month.

Durham REALTORS Report December Statistics: DURHAM REGION, January 9, 2019 Durham Region Association of REALTORS (DRAR) President Tina Sorichetti reported a total of 8,941 residential transactions in 2018. This represents a 19.7 per cent decline compared to the 11,136 residential sales reported in 2017. The number of new listings in December 2018 reached 543, a 23.6 per cent decrease from the same time last year. Residential transactions tend ...to slow down around the holidays, stated Sorichetti. Durham Region saw the average sale price increase to $587,200 in December 2018 for all home types. The average sale price for 2018 was $593,902 this represents a 5.4 per cent decrease from $628,005 in 2017. At this time last year people were preparing for new mortgage regulations to begin in 2018. We saw a spike of activity in 2017 leading up to those changes, said Sorichetti. Higher borrowing costs along with the new mortgage stress test resulted in households temporarily moving to the sidelines and reevaluating their options. Despite the slow start to the year, the second half of the year did see an improvement." Durham Region is an ideal location for homebuyers due to its diverse neighbourhoods and proximity to major cities and amenities. Durham was named one of the Top 25 Places to Buy Real Estate in Canada in 2018 according to a report released by MoneySense this past year. Several projects were announced or began construction in 2018 including the Bowmanville Hospital Redevelopment Project, Bowmanville GO Train Extension, Courtice GO Train Extension with development set to start for the Courtice Go Bus and Park and Ride lots in Courtice. The Highway, 407 East extension, a project to extend the 407 Express Toll Route to Clarington is a significant project underway with Phase 1 already complete. The housing market is an economic force that strengthens our economy, said Sorichetti. Durham’s affordable housing market and economic developments continue to attract buyers to move East and call Durham Region home.
