For anyone claiming CERB and thinking that they can still qualify for a mortgage, think again! Our agent @lawrencel416 said it best, you cant have the cake and eat it too! On the flip side, if the story makes complete sense, ie. business owner or self employed individual claiming CERB for 1 month but has discontinued the claim and business is back up and running with a strong forecast or outlook in their business, there could be exceptions to the rule or alternative lenders... that may consider it. Mr. and Mrs. N, a long time and loyal client of mine owns several properties in Toronto. Due to their aging properties, they needed to complete some major renovations on each of their properties including basement suites and required about 400,000 to do so. We approached the big banks but they couldnt accommodate our request due to past credit blemishes. Fortunately in the broker channel, we have access to alternative lenders. We were able to refinance their mortgage, ...pull out 400k in equity to allow them to complete their renos. After the renos are done, an estimate of between 6,000-7,000 in rental income will be generated monthly. Talk about #ROI and increase in value from the renos. Mr and Mrs E have owned their townhome in Toronto for over 5 years. They had a major financial set back recentlybecause they were expecting their 2nd child last year and Mrs E. had major complications during her pregnancy. She had to go on sick leave prior to mat leave. Fortunately their baby was born happy and healthy however her employer and govt both dropped the ball in filing for her sick leave AND mat leave pay and so she was living with zero income for almost ...a year. They accumulated over $180,000 in unsecured debt. Not mortgage debt, unsecured debt which again means debts from credit cards and personal line of credits etc. So they kept calm, gave me a call and fortunately we were able to refinance their mortgage and consolidated all unsecured debts into the mortgage. Previous monthly payment (mortgage and unsecured debt) = $7,264.81 New monthly payment after refinancing (mortgage only as all unsecured debt is now paid to zero) = $2,343.42 Monthly savings = $4,921.39 We now have a happy and stressed free client.
