Looking ahead, TRREB is remaining positive, with CEO John DiMichele stating that beyond COVID-19, it is clear that the high demand for housing will continue. The federal government has set immigration targets above 400,000 people for each of the next three years. The GTA will undoubtedly continue to benefit from this population growth. All of these people will need a place to live, whether in the ownership or rental markets.

"Competition between buyers of single-family homes, and particularly detached houses, remained strong last month and continued to support double-digit annual rates of price growth in many GTA neighborhoods. In contrast, condo buyers have benefitted from much more choice compared to last year," said TRREB President Lisa Patel.

Under the new rules, real estate professionals are now able to incorporate and be paid through Personal Real Estate Corporations (PRECs), like so many other professionals in our province, said Lisa Thompson, Minister of Government and Consumer Services. Toronto Regional Real Estate Board CEO John DiMichele recently shared with me his support for the Trust in Real Estate Services Act. I am grateful to the board for over a decade of advocacy to make this tool available to Ontario Realtors, continued Thompson.

Both OREA and the president of the Toronto Regional Real Estate Board (TRREB) say agents should continue to avoid open houses whenever possible pending further direction from the province. TRREB president Lisa Patel said the real estate board will continue to suppress the display of in-person open houses and we’re still highly recommending that (agents) use the other alternatives to market homes.

#TRREB CEO John DiMichele says the housing market recovery experienced throughout the summer benefitted the broader economy as well. Home sales reported through TRREB’s MLS System result in billions of dollars in spin-off expenditures, support for tens of thousands of jobs, and billions of dollars in taxes paid to all levels of government. The demand for housing and the related economic impacts will continue in the post-COVID period as population growth resumes. Policymakers will need to continue their efforts to bring more housing supply on line to meet this longer-term demand, added DiMichele.

Condos, on the other hand, saw a drop in sales of 8.5% year-over-year in Toronto. As the pandemic slowed economic development and halted tourism in the city, the short and long-term rental income many investors relied upon dried up, said Lisa Patel, TRREB’s President.

While individual brokerages make their own decisions on issues such as whether to hold open houses, most have maintained practices set into place in the spring.
