My little tip on buying a new home. So, I am selling one of my rentals and need to put in a new furnace and AC. The cost will run around 6-8,000. So many buyers underestimate the value of these items when buying a home and are so impressed by the 200 dollar vanity. A good realtor will help you understand value. Being a landlord has its ups and downs. This is a down time. Lol. I have to laugh or I will cry. All furniture left on front and back lawn and nothing cleaned inside at all. Gross. But, they claim, when I rented to them 9 years ago it was dirty. Tenants have a great way of turning everything back on the landlords. But a big special thanks to Chuck -It Junk Removal and Rick Dempsey. Within 1 hour they were there and had everything removed. Landlord joy.

Are you getting ready to sell ? Well, here is a list I saw that will give you a few projects to get your house ready if you have the energy. Give me a call anytime, I’m always home, lol, and would love to chat. Regards. Trudi 1. Finish any unfinished home renovation projects, inside and out. 2. Now’s the time to fix anything that’s broken, inside and out. 3. Clean those areas that don’t get regular attention; under, behind, up high, inside, etc. ... 4. Pare down items in mudrooms, entryways, and closets, storing away out of season items. 5. Clear away all leaves from lawn and garden beds, as well as from the curb in front of your property. If there’s any debris in your yard, shed or garage, now’s the time to clear it off the property. 6. Prune any trees and bushes needing attention. 7. Freshen up any paint needing touch up on porch, decks, railings or a fresh coat of interior paint, in a neutral colour, or touch up existing paint where needed. 8. Give your front door a fresh coat of paint and consider updating the hardware. 9. Find good storage places for small appliances so countertops can stay mostly clear. 10. Sort through kitchen cupboards and purge what you no longer use. Organize the rest so it’s tidy inside cupboards. 11. Tighten any loose doorknobs and cupboard hardware, and take care of any other small repairs. 12. Check caulking in bathrooms, kitchens and windows. Re-caulk if needed. 13. Have carpets professionally cleaned, or rent a steam cleaner to DIY. 14. Depersonalize your home by pre-packing family photos, trophies, diplomas, etc 15. Make sure all light fixtures work and light bulbs are bright. Consider updating any outdated light fixtures. 16. If you plan to upgrade your furniture, consider doing it now so you’ll have lovely new pieces when you show your home. 17. If you have too much furniture in your home, consider putting extra pieces into storage, or selling pieces you don’t want in your next home. 18. Purge anything you don’t care to pack and move to your next residence (donate and/or yard sale). Organize and tidy the rest. Go through your closets and donate what you no longer wear. See more
