Outdoor activities have become the norm in our household! Love what York Region has to offer. What have you and your family been doing to stay active this winter?

Though it is absolutely possible to sell a home in a matter of days, ideally it's better to give yourself and your agent at least two weeks to prepare for the sale of your home. More time if renovations need to happen. This way we can stage the home, get professional pictures and videos done, tackle the marketing, and whatever else it may need. The entire team has the time to do their part in organizing the sale so there won't be any issues when sale day comes.

Your why is your everything. When you feel overwhelmed, tired, or discouraged, think of your why. Your reason for being and for doing.

Should l invest in a condo or in a duplex? It depends on what kind of landlord you want to be. If you’re renting out a single unit you’re not very involved with the tenants, as any issues with the building goes to the building manager. Whereas, if you invest in a duplex, you basically become a property manager and are more involved. He did it again! His business is growing. This time he woke up before 7am to make sure that he finished his power point, arranged his menu based on the food at home, and had it ready for everyone after our respective work outs!! Love the fact that when he has a goal, he is getting creative to achieve it!!

As a beginner, I recommend you manage your first properties yourself. It’s a great learning opportunity to understand how the properties work, the issues that may pop up, and deal directly with the tenants. This way you’ve experienced it yourself and know what to expect when you’re ready to hire that property manager.

"It's not easy being a first-time home buyer when I started the search 7 months ago, I didn't know exactly what I wanted, what were deal breakers, and how to approach looking. Rodrigo was a guiding light; he took me to countless showings to help me understand my needs and narrow down the search. A: Many home buyers will include a home inspection within their offer. But sometimes, your agent may recommend you hire a home inspector to perform what's called a "pre-inspection," where a professional inspector checks your property for problems before it's even listed. There are both pros and cons to doing your own home inspection, the pros being that you can find out if there are any issues with your home ahead of time, which allows you to fix the problem and price your home appropriately. The cons are that you will have to spend your own money, and your inspector and your buyer's inspector may not have the same findings, which can sometimes put you back to square one. I know you want to show your home in the best light, but you should also be prepared to disclose some of your home's flaws. Though disclosure laws can vary by location, home sellers should disclose any known facts about the physical condition of the property, the existence of dangerous materials or conditions, lawsuits or pending matters that may affect the property's value, and any other factors that may influence a buyer's decision. While most sellers try to disclose as little detail as possible, the vast majority of cases find that disclosing the additional information, especially if it is previously repaired, will not cause a buyer to back out or ask for a price reduction.

It's so easy to want to give up when we're tired and things aren't going as planned. But nothing worth doing comes easily. Taking a moment to step back and rest/recharge doesn't mean you're falling behind. It could be the exact thing you needed to propel you forward.
