DRAR Strongly Recommends Members Stop Conducting Open Houses DRAR is strongly recommending that Members stop conducting in-person open houses during the Ontario... State of Emergency. As community leaders, REALTORS need to do their part in protecting the health and safety of their clients and the general public due to the uncertainty were faced with in dealing with COVID-19. Following the provincial government restrictions on public gatherings and guidance regarding social distancing, DRAR recommends that Members do not hold open houses for the time being. Open houses will be suppressed on Stratus, our public website, Collaborate and realtor.ca, until it is safe to restore. For clarity, MLS R-345 (showings) will not be enforced while the current government health advisories remain in effect. DRAR Members need to do their part in the community and follow recommendations from our government and public health agencies. Public health, elected officials and media reports show how imperative it is to practice social distancing at this time in order to flatten the curve and stop the spread of COVID-19, said Vicki Sweeney, DRAR President. Collectively, our industry is known for exemplary community involvement, this situation is no exception. DRAR has repeatedly encouraged its Members to follow government and public health recommendations to help stop the spread of COVID-19. DRAR President Vicki Sweeney reported 586 residential transactions in January 2020 representing a 15 per cent increase from the same time last year. The month o...f January reported 944 new listings, a significant increase from 428 new listings reported in December 2019. The average sale price in Durham Region reached $655,781 in January, a 13 per cent increase from the same time last year. Durham Region continues to experience strong growth and is experiencing a very steady market. Days on market increased slightly from the same time last month reaching 34 days on market in January, said Sweeney. The MLS Home Price Index (HPI) Composite Benchmark price was up 6.80 per cent compared to January 2019. The Composite Benchmark price in Durham Region in January was $583,000. All areas of Durham Regions housing markets experienced HPI Composite Benchmark price increases with Oshawas market showing the strongest increase by 8.90 per cent. According to the Toronto Regional Real Estate Boards Market Year in Review & Outlook Report, Oshawa is among the top destinations for millennial and generation Xers looking for affordable homeownership. It is important to note Month of Inventory (MOI) for January 2020 was 1.5 months. Inventory is an important measure to balance sales and the supply of listings, MOI indicates how long it will take to liquidate inventory at the current rate of sales. In January 2019, the months of inventory in Durham was 2.7 months representing a stronger market, stated Sweeney. Clarington, one of the fastest-growing municipalities within Durham Region, experienced a 5.68 per cent HPI Composite Benchmark price increase in January with a Composite Benchmark price of $522,900. As Durham Region continues to experience growth, adequate transportation methods are imperative. The recent opening of the Highway 407 East extension to the 35/115 Highway and the 418-freeway linking Highway 401 and the 407 has brought valuable transportation options for commuters in Durham Region. The Lakeshore East line extension has been a highly anticipated project and DRAR has been advocating for the preferred route choice for the project. Durham Region needs frequent, reliable transit to serve the growing population. DRAR President Vicki Sweeney reported 518 residential transactions in December 2019 representing a 16 per cent increase from the same time last year. Total resi...dential transactions for the calendar year 2019 amounted 10,634 a 19 per cent increase from the total in 2018. Durham Region certainly saw an increase of activity in 2019 in comparison to the record lows in 2018. Many potential home buyers and sellers may have taken time to adjust to the policy changes in 2018 and the increase of sales activity especially during the second half of the year reflects this, said Sweeney. The average selling price in Durham for the month of December reached $640,269. In December, 428 new listings were reported with an average of 28 days on market. The MLS Home Price Index Composite Benchmark in Durham was up 5.17 per cent on a year-over-year basis in December 2019. REALTORS have been advocating for a review of the Real Estate and Business Brokers Act, 2002 (REBBA) and as a result of REALTORS strong advocacy efforts, Bill 145, the Trust in Real Estate Services Act (TRESA) was introduced in November, said Sweeney. After passing second reading, REALTORS are encouraged to continue to contact their MPPs for support. Once passed, TRESA will ensure real estate professionals have the highest professional standards, training and tools. DRAR is pleased with the recent announcement of the Co-owning a Home Guide from the Minister of Municipal Affairs and Housing Steve Clark. Co-ownership housing expands options for individuals and families with a variety of benefits including increasing affordability, giving individuals more options when it comes to choosing a location and it is an efficient use of housing supply.
