We are trying our best to keep on top of this situation, and at times it’s not always clear. Based on the list, we interpret that we fall under banking & activities related to credit intermediation, which means that we are not mandated to close. For appraisals we are going to keep exterior inspections only. No interior inspections. We have developed a sheet for clients to give home owners with instructions on the no interior inspection process. We are going to try and have... the interior inspection from the homeowner when the appraiser is outside their house for the inspection. They can send the pictures by e-mail or do the FaceTime tour at that time, so they have a dedicated time slot from the appraiser. Thank you for your continued support.

As you all must of heard, the Ontario Government has announced that all non essential services will be closed as of Tuesday 11:59pm. Mr. Ford said that businesses that can function remotely will be allowed to remain open. As a result, York Simcoe Appraisals will remain open with all staff working remotely from home. Due to this new working environment, appraisers will be conducting NO site inspections for Full appraisals. We have received guidance from the Appraisal Insti...tute of Canada about best practices and what assumptions and limiting conditions need to be added to our reports to keep them CUSPAP compliant. For all full appraisals, we will require the assistance of the homeowner or tenant to get pictures of the interior and exterior of the house. This can be done with pictures taken by the homeowner/tenant or a FaceTime tour of the home with the appraiser taking screen shots of the various rooms. Every effort will be made to make sure the information used is accurate. We also have developed a check list for homeowners to fill out. Dear Clients, We want to stay open as long as allowed and with the situation changing daily we are changing out policy to match in regards to keeping our appraisers and clients/homeowners as safe as possible. Effective immediately, we are switching to outside inspections only for full appraisals with the exception of vacant houses and new contraction homes.... For all full appraisals we will be contacting the client to make an appointment to view the exterior and explain we won’t be going into the house anymore, just the exterior, and if they could send pictures of each room of the interior, mechanicals, the garage interior and the electrical panel. For a full appraisal, we still have to go to the property, no exceptions. We will also let the client, either an AMC or the broker know that we are doing the exterior visit only with owner taking pictures and answering questions by e-mail or over the phone. We have been getting communications from most of the major lenders about exterior only inspections being allowed, so this shouldn’t be an issue anymore or anything new. We will let the client know of our policy change before we go out in case there is a problem. If the client has facetime, and the owner has facetime, we will supplement the interior visit with a facetime tour of the home if the owner has the technology. For condo’s, we still go to the building and go around the outside. The owner or tenant will need to take the interior photos, one of each room, mechanicals and electrical panel if possible. It is imperative they send the pictures promptly, the day of inspection, not days later were they have time to change stuff in the house to make it look better. When doing the exterior inspection we will make sure to take lots of pictures and still look in the window and takes pictures were possible to corroborate the owners pictures. For sales, MLS pictures can also be considered. When writing up the report, there are some new assumptions and limiting conditions that will be added to address the limitations faced in these times.
