The Average sale price of a detached home in Vancouver in August (so far) is $1,732,000 compared to $1,558,000 in August 2019 (an increase of 11%). Compared to last month when the average sale price of a detached home in Vancouver stood at $1,626,000, the price has increased by 10%. Number of sales (detached single family) quite similar to that of last year but lower than last month when a record 1050 houses were sold.

Vancouver sales increased 44 per cent on the month and 24 per cent from July 2019. Average prices in Toronto were 5.5 per cent higher on the month, and up 1.5 per cent in Vancouver. There were just 2.8 months of inventory nationwide, the lowest level on record, CREA said. Average prices were 9.4 per cent higher nationwide on the month.

Surprise! Just checked the number of sales in the Greater Vancouver for the first 11 days of June and there are more sales (797) compared to the same period last year (755). Average sale price is up too $1,038,000 compared to $1,012,000 (for the first 11 days of June. If the trend continues, we are heading to a heated summer market.

Establish minimum credit score of 680 for at least one borrower; and Non-traditional sources of down payment that increase indebtedness will no longer be treated as equity for insurance purposes. CHMC head replied : Some vocal real estate advisors have labelled us panic-inducing and irresponsible,’ saying essentially that house prices don’t go down. They’re whistling past the graveyard and offering no analysis.

A historic North Vancouver house in Lynn Valley where one of the Group of Seven artists lived and painted is up for sale. Frederick Varley (1881-1969) called the house at 4395 Rice Lake Rd. his home in the 1930s. In 1926, Varley moved out west where he taught at the newly formed Vancouver School of Applied and Decorative Arts. He went on to open the B.C. College of Arts with fellow Group of Seven artist J.E.H. MacDonald. Although the school was successful, it went out of busi...ness because of the Great Depression. In 1936, Varley left for Ottawa. In 1932, Varley noticed a small house was high up on the bank of Lynn Creek, Eve Lazarus said in her local history blog Every Place Has a Story. He walked around the place, peered in the windows and saw that it was deserted. The house was in rough condition with porches front and back and a unfinished room on the main floor. He could see Mt. Seymour and Lynn Peak from the verandah.

I made a comparison between the number of sales for the second halves of March 2019 and 2020. In ordinary time we define the number of sales based on the dates different real estate boards process them. I decided to go with the numbers based in the dates the subjects were removed as they are more indicative of the current situation Overall, there were 2049 subject removals in the second half of March 2019 compared to 776 in the same period in 2020.... .As you can see, there is a huge drop in the numbers which corresponds to the time the lock down started. We may see these numbers change as there may be more firm sales with subjects removed that have not yet been processed by the board. However there is no doubt that the pandemic and shutting down of the economy has had a huge effect of the real estate market. See more

Great insight into the Vancouver detached home market and its outlook by my colleague Dane Eitel. We need more of these honest analyses. 'Buyers are Off the Benches and in the Purchasing Game, Thanks to Stress Test Mitigation' Now that the market has dropped off, there is a portion of those sidelined buyers that are off the bench and in the purchasing game. During August prices rose back to $1.560 Million, which is perfectly in the middle of the market downtrend that has be...en established. Equally important the market has jumped back above the ten year uptrend after two months of threatening to break the important technical indicator. We at Eitel Insights believe sellers should take advantage of this temporary market. We have been stating for the last quarter that this stress test mitigation would come, now that it is in play, we feel obligated to warn that this is a blip in the markets evolution lower. July stats for Vancouver are going to be quite interesting. Compared to June 2019, also July 2018, sales in the Greater Vancouver area are up. in the first 29 days of July 2019, there has been 742 detached homes, 347 townhouses and 1047 condos sold. In the same period in 2018 the numbers are 553 detached homes, 279 townhouses and 958 condos sold. Compared to June 2019, Detached home and townhouse sales are about the same but condo sales are 1047 in July vs 946 in June. This is an early indication that first time home buyers are starting to buy.

Abbotsford has become the ground zero of the pre-sale market in the Lower Mainland. Since the beginning the year, 504 new units have been released of which only 85 (or 17%) have been sold. Downtown Vancouver is another slow area with only 10% of the 122 released units sold.
