Canada Emergency Rent Subsidy (CERS) The Rent subsidy is now open. Below you will find the details of the program, and things you should be aware of.... It is available to Renters and Property owners. Who can apply: You had a CRA business number on September 27, 2020, OR You had a payroll account on March 15, 2020, OR you purchased business assets of another person or partnership who had a payroll account on March 15, 2020. Qualifying property: Real or immovable property (buildings or land) in Canada that your business or organization: Owns or rents, and Uses in the course of your ordinary business activities. Properties that do not qualify include: your home, cottage or other residence used by you, your family members or other non-arm’s length persons any properties you own that are primarily used to earn rental income from arm’s length parties The first period for filing is September 27 to October 24th, and this must be filed within 180 days of October 24th. What we would need: Tenant or Property owner - Revenues to 3rd parties for every month in 2020, and for all months in 2019 (cash collections and accrued sales, please provide both. If you are a tenant: Rent (this includes rent that is based on % of sales if applicable) Amounts paid under a net lease that include base rent, operating expenses, property and similar taxes, regular payments to the lessor for customary ancillary services. Do not include sales tax (HST), payments for damage, interest or penalties on unpaid amounts, or other special amounts. If you are a property owner: Property and similar taxes Property insurance Interest in commercial mortgages Expenses that are not eligible payments between non-arms length entities If you have earned any revenue from sub-leasing space on the property please let us know the amount. Only amounts paid or payable to arm’s length third parties can be included, the expense must be in respect of the claim period, the expense must be paid or payable under a written agreement in place before October 9, 2020. If you have not paid the amount due for your eligible expenses yet, you must attest (confirm) that these amounts will be paid within 60 days of receiving your rent subsidy payment https://www.canada.ca//services/subsidy/emergency-rent-sub
