Movement out of City Core Seasonal Downturn With many condos being owned as an investment property, the loss of renters and adequate income from long or short term rent has hit the condo market hard. Many condo owners are looking to sell to recoup any losses already incurred or about to come. / End of Sept 2019 2319 Listings / 1447 Sales End of Sept 2020 5423 Listings / 1519 Sales That is more than double the inventory than last year with the same amount of sale activity. Buyers on the market due with less overall buying power due to pandemic induced economic hardship, people moving out of the city and the fear of most people to limit travel to avoid COVID-19; this all spells trouble for condo values. Although as of today the price for condos has only dipped 0.3% from 2019, it may continue to drop as seasonal downturn is coming and COVID is keeping people away unless there is a great deal. November 2020 Market Stats: Seasonal slowdown is upon us, however that doesn't mean the market isn't still burning hot. Everything that is not a condo has been flying off the market. Most areas are reporting lower sales in November 2020 than October 2020 which is due to lower inventory. However, buyers are not disappearing from the equation. This has lead to intense bidding wars, inflated prices, bully bids becoming common and properties being on the market for a few ho...urs before they are sold. It is undoubtedly a sellers market for anything other than a condos. Durham market is absolutely blowing up. All areas covered in these monthly reports have increased in price by 20% or higher from 2019. Pickering leads the way with average prices up 31%. The condo market isn't horrible, just not what we have been accustomed to in the past few years. While the condo market is currently balanced, the average price is slightly dropping. Many condos are used as investment properties, which relies on renters. As rent prices drop and less people need to live downtown, condo investors have been trying to offload their properties and cash out on whatever they can. There are also many condo owners trying to upsize are trying to sell. In both cases, the motivation behind selling isn't necessarily to get top dollar, but to get out of the condo property. Especially in Toronto condos, this is why even though there is a balanced market for sellers to buyers the price is slightly dropping from last year. : Condo sales steady from 2019, Average Price of Condos down 3%. : Condo sales up 76% from 2019, Average Price down 4% from last year : Sales up 27% and Price up 14% from 2019 : Sales up 42% from 2019 : Sales up 41% from 2019 : Sales up 26% and Price up 31% from 2019 : Average Price up 14% from 2019 : Average Price up 22% from 2019 /: Sales up 31% and Price up 24% from 2019

September 2020 Market Stats: This time it's the same news, but a bit different. September has seen a record number of sales along with record prices....again. But the second wave is officially here, and the numbers look a lot like the beginning of the first wave in March. Lockdown occurred on March 15th, but even just the first half of March was enough to see record breaking activity for the month as a whole. The real downturn was felt in April. It looks like much of the sa...me for September and October. September broke records, but don't be surprised is October is average. While there was no official lockdown in September, moving back to a modified stage 2 and record high COVID numbers has slowed down real estate activity especially at the end of September. Undoubtedly the areas outside of Toronto have seen increased activity, but while COVID cases are this high many are halting their property search.
