It can be frustrating being a buyer in a heavy sellers market. You’ve probably thought that there’s no way you’ll ever be able to afford anything the way homes are selling right now... but let me clear that up for you! The truth is, a very common strategy that is used by Realtors in this market is to under list the home to create anticipation and traffic, thus resulting in multiple offers and an over asking selling price. So, here’s how you WIN with me in a multiple ...offer scenario... - Be educated in the pocket market you are aiming to live in! (I’ll find the comparable homes $) - Know your budget! (pre-approval) - Be realistic. Even if this means looking at homes in a lower price range knowing that they might be under listed, it will put you in the top tier of offers. - Have all finances prepared. Having represented sellers in the past, it’s important they know the deposit funds are available ASAP and there won’t be a problem with financing. - Know and understand the clauses in the agreement and how they can potentially affect the sale. (Clauses deserve an entire post on their own - so stay tuned!) MOST importantly, be patient and committed to the process. There might be ups and downs and we all go through it. First Time Home Buyer tips continued... Let's really get to know the monthly expenses of home ownership. - Mortgage payment. ... An estimate for this amount will be determined when you receive your pre-approval from a mortgage broker! - Property tax. Property tax is calculated on an annual basis and paid monthly. Property taxes are a source of income for the municipality you reside in and pays for countless services. - Utilities. These services include power, water, heating and sewer. The costs of utilities can vary greatly, from owner to owner and season to season. - Home insurance. A necessity when you have a mortgage on your home but also for protection. An insurance broker can help you with an estimate. - Cable/Internet/Phone And maybe your Amazon and Netflix subscription, etc... - Condo fees (if applicable)! AKA maintenance fees are a mandatory monthly payment when purchasing a Condo/Townhome property. These fees may cover some utilities, the common elements in the building and is a contribution to the Condo's reserve fund. I also recommend putting away any extra cash you can for a safety fund in the case of having to do any repairs, replacements or renovations.
